Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Show the location of interior wall foundations for accommodating all loads including the point load (post), R401.2.

FLOOR PLANS:

1. Show sleeping rooms with R310 compliant egress. A single hung window must be 4'-6" high for the minimum clear opening of 24".

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. Update detail 3 on sheet 2 and detail 2 on sheet 3.
2. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground R317.1 item 5. Update detail 2 on sheet 3.

PLUMBING PLANS:

1. Show hot water pipe with minimum R-3 insulation, N1103.4.2.
2. Show the water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.5.
3. Show a pressure and temperature relief valve at the water heater. Note a metallic T&P line terminating at the exterior 6 inches above grade facing down, P2803.6.1.
4. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5.
5. Show plumbing vents (VTR) sizes, P3111.3.
6. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide the BTU demand and length of line to each gas appliance including existing appliances for sizing the feed lines.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Panelboards may not be located in clothes closets, E3405.4.
3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.12 & E3706.2.
4. Show the sub-panel feeder size and over-current protection (breaker size), E3705.5.
5. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2.
6. Show a GFCI receptacle outlet and disconnect for the rooftop HVAC equipment, E3901.12.
7. Show all receptacle outlets located outdoors with ground fault circuit interrupting protection, E3902.
8. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
9. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
