Main Avenue El Presidio Neighborhood Plan 10/17/2016 msp The applicant is requesting variances to increase sign square footage. Proposal is for two wall signs; first sign is to be mounted on the south façade of the Tucson Museum of Art, facing Alameda Street and request to exceed the maximum area for a sign from 8 square feet to 200 square feet and exceed the number of signs per street frontage by one (1) on Alameda Street. Also, second sign is to be mounted sign on the west façade, of the Tucson Museum of Art, facing Main Avenue and the request is to exceed the maximum area of sign from 8 square feet to 24 square feet and to exceed the number of signs per street frontage by one (1) on Mains Street. This site is within the boundaries of the El Presidio Neighborhood Plan (EPNP), which provides land use guidance for this request. The EPNP does not provide specific sign guidelines; however it does provide guidance in the preservation of the historic neighborhood, under Policy 1.1 that addresses historic aspects of the neighborhood by stating the following: Policy 1.1.3, Continue to cooperate with El Presidio Historic District Advisory Board to ensure the appropriate review of all development activities having an impact on historic properties. Policy 1.1.9, Recommend that builders, developers, and redevelopers consult with the El Presidio Neighborhood Association (EPNA) Council in the preliminary stages of their planning regarding the compatibility of proposed projects with the traditional and historic character of the Neighborhood. Plan Tucson provides additional relevant land use direction for this case. Plan Tucson identifies this proposed site as being within the Down Town category which identifies the area as a vital pedestrian-oriented urban area that provides higher-density housing, retail, art and culture, and entertainment for its residents and those of greater Tucson. Plan Tucson, It considers the needs of unique preservation resource areas that require special attention, with a needed focus on the preservation of historic structures, which creates an atmosphere for authentic expression of Tucson's heritage. Staff recommends the applicant contact the El Presidio Historic District Advisory Board and the El Presidio Neighborhood Association as part of this variance request.
