| 01/25/2016 | ELEIBOL1 | ENGINEERING | REVIEW | Approved | February 17, 2016 FLOODPLAIN USE PERMIT: T16OT00090 PROJECT ADDRESS: 2626 E River Rd Tucson, Arizona 85704 OWNER: HACIENDA PROFESSIONAL OFFICE LLC 2020 W RUDASILL RD, Tucson Arizona 85704 The applicant is authorized to use a portion of the City of Tucson Flood Hazard Area per the City of Tucson Flood Hazard Area delineation of an unnamed jurisdictional watercourse within the downstream portion of an 0.35 square mile watershed located partially within Pima County, specifically described as: a portion of Parcel 108-24-008G; NW COR ELY PTN NW4 SE4 LYG S & ADJ RIVER RD, 1.78 AC SEC 20-13-14 for the purpose of constructing a pedestrian bridge crossing over to parcel 108-24-008F, as a part of project DP15-0042. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Unified Development, or any other Federal, State, County, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. This floodplain use permit is issued with the following 8 conditions: 1) This permit becomes invalid and is subject to additional floodplain review, if any required development changes, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from construction or other development within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson. 2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 3) Floodplain Approval of an as-built prepared by an RLS, showing top of bridge, low chord elevation, and bridge abutment elevations at bridge connection and at both ends at top surface of pedestrian bridge. As-builts shall also have sequence number of access and maintenance easements if the parcels are not combined. 4) Documentation showing maintenance responsibility of the bridge shall be provided as well as as-builts prior to final inspection approval. 5) Within 5 (five) days of issuance of this permit, and through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T16OT00090 FOR INFORMATION PLEASE CALL 791-5550." 6) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval. 7) All work shall conform to the approved plan, T16M00423, which is made part of this permit. 8) This permit is specific to the improvements for 2626 E River Rd as indicated on the approved plans. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit. This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit.
