01/13/2017 STEVE SHIELDS ZONING REVIEW Reqs Change PDSD TRANSMITTAL

FROM: Steve Shields
Principle Planner

PROJECT: Wendy's Remodel & Façade Changes
T16CM09514
Building Plan (1st Review)

TRANSMITTAL DATE: January 13, 2017

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. As changes to existing façade are proposed which appear to increase the height of the structure. The proposed changes are required to meet street perimeter yard setbacks. W. Saint Mary's Road is designated as an Arterial, Scenic route on the Major Streets and Routes Map (MS&R) therefore the street perimeter yard is based on UDC Article 5.3.5.A. Provide a development package, meeting the requirements of Administrative Manual 2-06 that demonstrates that the requirements of UDC Article 5.3.5.A are met.

3. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.
