This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: SPECIAL INSPECTION FOR FIELD WELDING IS REQUIRED Clarify if the remodel design includes a new dwelling unit with living, sleeping, eating, cooking and sanitation. Currently the plan shows these provisions, but does not contain a required separate street address, R319. Newly established dwelling units are subject to a development impact fee. GENERAL COMMENTS: 1. Building addresses are issued by Pima County Development Services. Show the address on the plans, or remove the cooking appliance (sheet A1.1) and electrical circuits A9/11 & A28/30 (sheet EMP1.0 & E1.1). 2. An addressed living unit requires collection of development impact fee when the building permit is processed, City of Tucson Ordinance #11203. FLOOR PLANS: 1. Individual dwelling units in a building must be separated by a fire rated wall from floor to bottom of roof sheathing without opening other than limited utility penetrations, R302.4. Remove the door opening in the wall thereby separating the dwelling units. PLUMBING PLANS: 1. Show an individual water heater for each dwelling unit, P2801.1. 2. Show a vent for the kitchen sink, P3114. ELECTRICAL PLANS: 1. Provide separation of all circuits for each dwelling unit, E3601.3. Conductors may not be located in another dwelling unit. 2. Protect all new or extended interior 15A & 20A circuits (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.
