| 03/09/2017 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The revised water heater detail requires the addition of a vacuum relief valve on the cold water inlet to the water heater. The vacuum relief valve is to be installed per the manufacturer's instructions (i.e. with no valves located between the relief valve and the water heater). Note that the check valve shown on the hot water supply pipe is drawn backwards. [Second comment: The specified water heater is bottom-fed. Either revise the specification or the detail.] [Initial comment: Provide an approved vacuum relief valve for the scheduled bottom-fed water heater which is located above the fixture outlets. Reference: Section 504.2, IPC 2012.] 2. The new wall cleanout is shown on the 2" fixture drain for P-3H; the 3" horizontal branch requires a 3" cleanout. Reference: Section 708.7, IPC 2012. [Second comment: The 3" horizontal drain formed by fixture drains for P-3H and FD-1 requires a clean out.] [Initial comment: Provide a cleanout for the 3" fixture branch located in the men's restroom (115). Reference: Section 708.7, IPC 2012.] |
| 03/09/2017 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Keynote 3 on sheet P1.0 and note 3 on the rooftop unit detail on sheet M2.0 still call for 1" condensate drains terminating over roof drains. The specified Lennox rooftop units have a 1" condensate drain connection; revise the ¾" callout for the condensate drains shown on the plumbing plan to 1" per Section 307.2.2, IMC 2012 and delete the notes calling for termination over roof drains. [Second comment: Condensate drains may not terminate over a roof drain unless the roof drain terminates at or below grade in an area capable of absorbing the condensate flow without surface drainage. The roof drains appear to terminate over paved areas.] [Initial comment: Condensate drains shall be terminated at an approved disposal location. Reference: Section 307.2.1, IMC 2012, as amended by the City of Tucson.] 2. The balancing data for AC-6 shown on the mechanical plan (sheet M1.0) indicates only 1200 CFM of supply air whereas AC-6 is scheduled for 2000 CFM of supply air (sheet M2.0). The manufacturer's installation instruction does not allow for such a low flow rate to avoid a frozen coil. See Section 403.3, IMC 2012 for the requirement for continuous delivery of ventilation air. [Second comment: Section 403.7, IMC 2012 calls for the HVAC systems to be balanced so that the correct amount of outside air will be delivered. Calling for a 5-ton unit to deliver only 1200 CFM will not deliver the outside air for very long. See also Section 301.7, IMC 2012.] [Initial comment: Verify the balancing data for AC-6, AC-7, EF-1, and EF-2 and coordinate the results with the scheduled air flow rates. Reference: Section 107.2.1, IBC 2012 and Section 403.7, IMC 2012.] |
