Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

Clarify if the remodel design includes a new dwelling unit with living, sleeping, eating, cooking and sanitation. Currently the plan shows these provisions, but does not contain a required separate street address, R319

FLOOR PLANS:

1. Show under-floor space ventilation openings with not less than 1 SF for each 150 SF of under-floor area, R408.2. Show the location of a minimum 18"x 24" access to under floor space that exceeds 30SF, R408.4.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air or continuous exhaust fan function.

ELECTRICAL PLANS:

1. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4.
2. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Add a receptacle in bedroom #1.
3. Show receptacle outlets at each kitchen counter space wider than 12" with no point along the wall line more than 24" from a receptacle outlet, E3901.4.1. Show receptacles within 2' of counter edges or corners and no more than 4' apart.
4. Hallways of 10' or more in length require a receptacle, E3901.10.
5. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-2 zone (UDC 4.7.9). Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6, .9 & .10.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

1. Based on a wall height of 16'-9" the minimum perimeter yard setback to the west property line is 11'-2", proposed perimeter yard setback is 7'-2".

2. Based on a wall height of 13'-8" the minimum perimeter yard setback to the north property line is 9'-2", proposed perimeter yard setback is 7'-4".

3. Based on a wall height of 13'-8" the minimum perimeter yard setback to the south property line is 9'-2", proposed perimeter yard setback is 7'-5".
