COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1).

This site is located in the HC-1 zone (UDC 4.7.20). A Group Home is a permitted use in this zone (Table 4.8-4).

Per UDC Table TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, RESIDENTIAL USE GROUP, Single-Family - 2 spaces per dwelling unit , and RESIDENTIAL USE GROUP, Group Home - 0.5 space per resident plus 2 spaces for the resident family.

Based on one (1) Single Family Dwelling and a Group Home with seven (7) residence and a resident family, eight (8) vehicle parking spaces are required on site, zero (0) on site vehicle parking spaces are provided.
