12/08/2016 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. SHEET C1.0; CODES: PLEASE ADD THE 2012 INTERNATIONAL MECHANICAL CODE AND THE 2009 ICC/ANSI A117.1 ACCESSIBILITY CODE TO THIS LIST. 2. SHEET C1.0; CODES: PLEASE REVISE THE NEC TO THE 2011 EDITION. 3. SHEET S1.1; BUILDING #2 MAIN FLOOR PLAN: THE TOTAL AREA FOR THE FIRST FLOOR PORTION (INCLUDING COVERED DINING) SHOULD BE 512 SF, AND THE SECOND FLOOR PORTION (INCLUDING OUTDOOR DINING) SHOULD BE 480 SF. THIS WOULD INDICATE THE TOTAL SF (FIRST AND SECOND LEVELS) SHOULD BE 992 SF. THE TOTAL OCCUPANT LOAD FOR THIS SHOULD BE BASED ON THAT SF. 4. SHEET S1.0 (BUILDING #2 FOUNDATION PLAN); SHEET S1.4 (DETAIL 2): THE FOUNDATION PLAN INDICATES AN F-2 FOOTING (24"W X 12"D CONC. FOOTING WITH 3-#5 CONT.) TYPICALLY AROUND THE EXTERIOR WALL OF THE STRUCTURE. THE TYPICAL DETAIL CUT AT THESE AREAS INDICATES 2/S1.4. THE FOOTING SCHEDULE CALLS OUT 3-#5 CONT. IN THE FOOTING, WHILE DETAIL 2 INDICATES 2-#5 CONT. PLEASE COORDINATE. 5. SHEET S1.0 (BUILDING #2 FOUNDATION PLAN); SHEET S1.4 (DETAIL 4): THE F-3 FOOTING IN THE FOOTING SCHEDULE INDICATES #4 REBAR VERT., WHILE THE DETAIL 4/S1.4 INDICATES 4-#4 REBAR VERT. PLEASE REVISE THE FOOTING SCHEDULE TO INDICATE 4-#4 REBAR VERT. 6. SHEET S1.1; BUILDING #2 UPPER FLOOR PLAN: FLOOR PLAN KEYNOTE 16 INDICATES DECKING OVER ELASTOMERIC OVER 3/4" SHEATHING. PLEASE PROVIDE A DETAIL AT THIS CONDITION, INDICATING HOW ALL COMPONENTS ARE CONNECTED TO THE BOX CAR AND TO THE WALK-IN COOLER/STORAGE ROOF, OR REFERENCE A DETAIL PROVIDED ON THE DRAWINGS. 7. SHEET S1.1; BUILDING #2 UPPER FLOOR PLAN: PER THE IBC SECTION 1015.1 (1-EXC 2), TWO EXITS ARE REQUIRED WHEN THE COMMON PATH OF EGRESS TRAVEL EXCEEDS ONE OF THE LIMITATIONS OF SECTION 1014.3 (MAXIMUM DISTANCE OF 75' FROM FURTHEST POINT FROM STAIR, WHICH INCLUDES TRAVEL DISTANCE DOWN THE STAIR). PLEASE INDICATE ON THE UPPER FLOOR PLAN THE COMMON PATH OF EGRESS TRAVEL MEETS THAT REQUIREMENT (MEASURE PATH PER SECTION 1016.3). 8. SHEET S1.1; BUILDING #2 MAIN FLOOR PLAN: THE IBC SECTION 1109.11 REQUIRES ACCESSIBLE SEATING SPACES AT DINING SURFACES. ON THE PLAN, INDICATE THE TOTAL NUMBER OF SEATS, THE TOTAL NUMBER OF ACCESSIBLE SEATS REQUIRED, AND INDICATE THE LOCATION OF THOSE ACCESSIBLE SEATS ON THE PLAN. PER THE ICC/ANSI SECTION 902.4, THE HEIGHT OF ACCESSIBLE DINING SURFACES IS LIMITED TO 28" TO 34" ABOVE THE FLOOR. 9. SHEET S1.3; BUILDING #2 MAIN FLOOR FRAMING PLAN: PLEASE PROVIDE STRUCTURAL CALCULATIONS (VERTICAL AND LATERAL) FOR THE COVERED PATIO FRAMING. 10. SHEET S1.5; STRUCTURAL NOTES (FOUNDATIONS): NOTE 1 INDICATES AN ALLOWABLE SOIL BEARING VALUE OF 1500 PSF WAS USED FOR THE FOUNDATION DESIGN. FOR A MINIMUM 1'-0" EMBEDMENT OF THE FOUNDATION BELOW FINISH GRADE (OR TOP OF SLAB, WHICHEVER IS LOWER), THE CITY OF TUCSON ALLOWS A 1000 PSF SOIL BEARING PRESSURE. PLEASE REVISE THE NOTES AND VERIFY THE CALCULATIONS. 11. GENERAL: PLEASE PROVIDE AN APPROVED SITE PLAN WITH THIS SUBMITTAL. 12/12/2016 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Provide construction documents drawn to scale and with sufficient detail and clarity to demonstrate that the work complies with the applicable codes. Reference: Section 107.2.1, IBC 2012. 2. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012. 3. Show how one of the "Additional Efficiency Package Options" (C406, IECC 2012) is to be accomplished. Reference: Section C401.2, IECC 2012. 4. Provide NFRC fenestration product ratings for the U-factor and the SHGC values for the energy calculations (e.g. COMcheck) or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3 (3), IECC 2012. Reference: Section C303.1.3, IECC 2012. 5. Show that the proposed HVAC system meets the requirements of Sections C403.2, C403.3 and, if neither the efficient lighting system nor the on-site renewable energy options are selected, C406.2, IECC 2012 (e.g. provide the mechanical energy code compliance certification from COMcheck). Reference: Section C303.1, International Energy Conservation Code 2012. 6. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012. 7. Show that each HVAC unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.2.4, IECC 2012. 8. Show the size, routing, and termination of the condensate drains. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson. 9.
