12/21/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Needs Review 1. Show that the minimum plumbing facilities required by Table 2902.1 and Section 2902.2, IBC 2012 have been provided for this site. Reference: Section 107.2.1, IBC 2012.
2. Provide a site drawing showing the size and route of the building water supply along with the location and size of both the water meter and the reduced pressure backflow preventer assembly. Reference: Section 107.2.1, IBC 2012.
3. Complete the water pressure and water fixture unit calculations. Verify the water pressure range with Tucson Water: the range is not 50 - 60 PSI. Reference: Section 107.2.1, IBC 2012.
4. Provide specifications for the proposed tankless water heaters. The units shall be 3rd-party listed. Reference: Sections 303.4 and 501.5, IPC 2012.
5. Verify that the proposed water heaters are capable of meeting the calculated hot water demand. Reference: Sections 506 and 607.1, IPC 2012.

If the total flow is in excess of 3000 gallons per day, the design for the system must be submitted to the Pima County Department of Environmental Quality for their approval prior to obtaining a permit for constructing the sewage collection system from the City of Tucson. 11. Provide a schedule of waste fixture units for all plumbing fixtures using the values shown in table 709.1, IPC 2006. Include the total number of each fixture being installed. Reference: Section 710, IPC 2012.

12/21/2016 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Needs Review 1. The 2012 International Mechanical Code with Local Amendments is the relevant code for this project. Revise the Exhaust Hood and Duct Specifications item #B.
2. Provide construction documents drawn to scale and with sufficient detail and clarity to demonstrate that the work complies with the applicable codes. Reference: Section 107.2.1, IBC 2012.
3. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.
4. Show how one of the "Additional Efficiency Package Options" (C406, IECC 2012) is to be accomplished. Reference: Section C401.2, IECC 2012.
5. Provide NFRC fenestration product ratings for the U-factor and the SHGC values for the energy calculations (e.g. COMcheck) or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3 (3), IECC 2012. Reference: Section C303.1.3, IECC 2012.
6. Show that the proposed HVAC system meets the requirements of Sections C403.2, C403.3 and, if neither the efficient lighting system nor the on-site renewable energy options are selected, C406.2, IECC 2012 (e.g. provide the mechanical energy code compliance certification from COMcheck). 7. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
8. Show that each HVAC unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. 12/29/2016 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change PLEASE ADDRESS THE FOLLOWING ELECTRICAL PLAN REVIEW COMMENTS. ALSO PROVIDE A WRITTEN RESPONSE.
#1 Ref: plan sheets E1.0, E1.1. The plans call for spot welding the conduit runs. This is a violation per NEC 300.18B, and my also compromise conduit, factory elbows, fittings listing. Support and or strap the conduit and associated fittings in an approved and workmanship like manner per the manufacturer's instructions and per NEC requirements. NEC 110.3, 110.12.
#2. Locate and identify each piece of mechanical equipment on the electrical floor plans.
#3. Provide complete panel, and luminaire, schedules as outlined per the City of Tucson Commercial Submittal Requirements (Electrical).
#4. Provide a complete one line diagram including, load calculations, fault current, as outlined per the City of Tucson Commercial Submittal Requirements (Electrical).
#5. The sub panel circuit breaker size shown on the one line diagram does not correlate with the sizes shown on the 400 amp distribution panel schedule. Also show all the circuit breaker ratings and conduit, feeder sizes, for each of the sub panels on the one line diagram.
#6. Provide complete compliance with the 2012 IECC for lighting.
#7. Provide complete compliance with the TUCSON/PIMA COUNTY OUTDOOR LIGHTING CODE. See chapter 1 sec. 104.
