COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. COMMENT: Zoning has reviewed the building plans but cannot approve them at this time. Provide the following information on the cover sheet and / or on sheet A1.0;

a. The existing and proposed floor area of the MMD,

b. Expansion calculation,

c. The square footage of the secure storage area, (Maximum allowed is 500SF)

d. The hours of operation, (Permitted hours of operation are 7:00 am to 10:00 pm)

e. The square footage of the interior customer waiting area, (Customer waiting area must be equal to a minimum of 25% of the total GFA of the Dispensary)

f. The square footage of the infusion kitchen,

g. Provide a copy of the MM Authorization Letter approving the proposed expansion. If a Special Application for the expansion has not been processed the T.I. plan cannot be approved by zoning until the proposed expansion has been approved through the Special Application Process. Contact Carolyn Laurie at 520-847-4953 for more information on the requirements for the Special Application. (Zoning could not verify that a SA has been submitted to PDSD for review and approval.)

h. Note: Maximum SF allowed for a MMD is 4,000 SF.

i. Reference the SA case number in the right corner of cover sheet and sheet A1.0. IF applicable list any conditions of the SA approval.

1. Sheet T1.0; Code Analysis (Egress): Table 1019.1 is referenced for egress. Please revise that reference.
2. Sheet D1.0; General Note: To leave the tenant space operational during the tenant improvement will require a Temporary Certificate of Occupancy and the approval of the building official for the phased construction and continuous operations. Please contact the building official Clayton Trevillyan at 520-837-4913 to proceed with this. No further plan review can proceed until this issue is resolved.
3. Sheet D1.0: There are two D1.0 sheets (project phasing and demolition). Please revise and add the new sheet number to the sheet index on Sheet T1.0.
4. Sheet D1.0; Demolition Plan: This plan indicates an area north of the demolition area as a 'proposed expansion', with a note that states "demolition of space by others. Not in contract". This area is indicated on Sheet T1.0 as part of the current Green Halo expansion. Please clarify. This tenant improvement should include only the space that is currently included in the scope. Sheet A1.0 does indicate this area is part of this tenant improvement.
5. Sheet A1.0; Partition Types: Partitions W1, W2, W3, and W4 reference detail 3/A1.1 at the top of the wall. Please revise that detail sheet reference.
6. Sheet A1.0; Partition Types (Partitions W5 and W6): Provide the diagonal brace size and spacing, along with the number and size of connectors for the brace to the top of the partition and to the structure above.
7. Sheet A1.0; Floor Plan: Keynote 3 is not indicated on the plan. In addition, please provide a detail on the drawings indicating the furr out (as required) at that column.
8. Sheet A1.0; Keynotes: Note 14 indicates to provide blocking for the television as indicated. Where is this indicated? Please provide a reference for this detail/note in note 14.
9. Sheet A1.0; Keynotes: Note 15 references Sheet A1.3 for millwork. Please revise that reference.
10. Sheet A1.0 (Floor Plan); Sheet T1.0 (Code Analysis): The code analysis indicates a drinking fountain is required and provided. It was not located on the floor plan (A1.0) or in the plumbing drawings. Please verify and indicate on the plan.
11. Sheet A1.1; Keynotes: Note 11 indicates detail 1/A1.2 twice. Please revise.
12. Sheet A1.2; Elevation 2: Is this elevation in the break room (103)? Per the IBC Section 1109.3, a counter height of 2'-10" is required. Please revise the section cuts A, B, and C on this sheet.
13. Sheet A2.0; General Ceiling Notes: Note 1 references the IBC Section 803.9.1. Please revise that reference.
14. Sheet A2.0; Keynotes: Note 3 was not located on the plan. Please verify.
15. Sheet A2.0; Reflected Ceiling Plan: Please indicate the exit lights (new or existing) on the plan.
