11/30/2016 | PIMA COUNTY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | MECHANICAL – COMMERCIAL Submit heating and cooling calculations to justify the selected heating and cooling equipment. Show compliance with 2012 IECC C403.2.1 which says, “the output capacity shall not exceed the loads calculated in accordance with C403.2.1. A single piece of equipment providing both heating and cooling shall satisfy the provision for one function with the capacity for the other function as small as possible, within available equipment options.” Submit exhaust fan schedule including method of controls. The mechanical plan on sheet M-1 shows for each restroom 50 cfm supply air and 50 cfm exhaust air. All air supplied to restrooms must be exhausted during occupied hours. And, per IMC 403.2.1 (4) the exhausted air from the restrooms shall be limited to no more than 10% of any subsequent air stream. Show how this will be accomplished. Mechanical Plan keynote 4, sheet M-1, indicates a new RTU in the same location as an existing RTU. Submit product literature for the existing RTU showing weight of unit. The new RTU must weigh the same or less than the existing RTU or structural calculations sealed by an Arizona registrant will be required to show existing roof structure is adequate to support new RTU weight. Mechanical Plan keynote 5, sheet M-1, indicates that the existing roof structure is adequate to support the new RTU and that “no new calculations needed”. Submit structural calculations sealed by an Arizona registrant to justify that statement. |

11/30/2016 | PIMA COUNTY | BUILDING-COMMERCIAL | REVIEW | Reqs Change | T16CM08564 - PLAN REVIEW COMMENTS Reviewer: Christopher Anderson, November 29, 2016 BUILDING – COMMERCIAL On sheet A-0, the occupant load shown on the Project Information is incorrect. Per IBC Table 1004.1.2, maximum area per occupant for B occupancy is 100 gross SF. 2400 SF/100 GSF = 24 occupants. On sheet A-2, there must be a minimum 30” x 48” clear floor space inside the women’s restroom (on the swing side) which is out of the arc of the door swing. Ref. ICC/ANSI A117.1 603.2.2 (2). Show this clear space location on the plan. On sheet A-2, keynote 7 describes an accessible transaction counter 3’-0” wide x 34” A.F.F. The counter shown on the plan does not match this description and there are no sections or elevations for this built-in furniture in the drawing set. On sheet A-2, door 108A is shown swinging out into the path of egress travel thereby blocking it. IBC 1003.6 states that “obstructions shall not be placed in the required width of the means of egress except projections permitted in this chapter….the required capacity of a means of egress system shall not be diminished along the path of egress travel.” On sheet A-2D, the depth of the women’s toilet room at the water closet must be minimum 56 inches. Indicate this dimension on the Dimension Floor Plan. Regarding existing doors 101 and 123B on sheet A-4, Door Schedule, IBC 1008.1.9 requires that egress doors be readily openable from the egress side without the use of a key or special knowledge. Provide information regarding existing hardware showing that this requirement is achieved. |
11/30/2016 | PIMA COUNTY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | PLUMBING – COMMERCIAL Detail P11/D-2 does not indicate recirculation pump for hot water system that is indicated on Mechanical COMcheck. Provide schematic of recirculating system. On Plumbing Plan, sheet P-1, and Plumbing Isometric, sheet P-3, show a cleanout at the high (east) end of the new 3” sanitary drain line. A service sink is required by IBC Table 2902.1. On sheet P-2, remove general note I referencing the Gilbert Fire Marshal. |
