12/05/2016 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Provide the site utilities plan noted on sheets P101, P102, P103, P107, P108, and P109. Reference: Section 107.2.1, IBC 2012. 2. Section 416.6, IPC 2012, as amended by the City of Tucson, requires the installation of an automatic faucet for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. The specified faucet for P-1A calls for a flow rate of 0.25 GPM but does not specify the cycle time for the faucet. Verify that the automatic faucet will operate for a maximum of 60-seconds and a minimum time of 10-seconds. Reference: Section 606.4, ICC/ANSI A117.1-09. 3. The plumbing fixture schedule does not specify which thermostatic mixing valve is to be used with the restroom lavatories. Provide tempered water for the lavatories and public hand-washing sinks in restrooms using approved devices conforming to ASSE 1070. Reference: Section 607.1.2, IPC 2012. 4. Coordinate the description for the sink, P-22, in the two plumbing fixture schedules on sheets P-901 and P-903. Reference: Section 107.2.1, IBC 2012. 5. If the shower (P-10) does not have a pre-fabricated receptor, provide details to show that the construction of the receptor complies with the requirements of Section 417.5.2, IPC 2012. 6. Provide the dimensions and slopes for the gutters serving the sloped roofs. Verify that each gutter has an adequately-sized downspout. Include any contributing roof areas (e.g. the scuppers on the kennel buildings that discharge onto a sloped roof). Reference: Sections 1106.1 and 1106.6, IPC 2012. 7. The minimum dimension for a scupper is 4". Reference: Section 1108.3, IPC 2012. 8. The scupper sizes appear to have been determined using a head of 4". With an overflow scupper that has a low point 2" above the low point of the roof (Detail 16/A133), a 4" head would result in a water depth of 6" for a rain load of 31 PSF. Have the structural engineer verify that the roof is capable of supporting this load. Reference: Section 1101.7, IPC 2012 and Sections 1611.1 and 1611.3, IBC 2012. 9. Verify the size of the gas pipe serving RTU A-4 (Gas Meter #1); based on Table 402.4 (2), IFGC 2012, a load of 120 CFH with a developed length of 90-feet requires a 1" pipe. Reference: Sections 402.1 and 402.3, IFGC 2012. 10. The medical clinic building has a surgical suite as well as prep and recovery areas. Will any medical gas or vacuum systems be installed? |
12/05/2016 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | Clarify how a water demand of 110 GPM was determined. It appears that you did not include the demand contribution of the many hose bibbs or hose reels. If the total water demand is in excess of 120 GPM, a 2" water meter may be too small for your use. |
12/06/2016 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: Steve Shields Principle Planner PROJECT: 635 W. 12/07/2016 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012. 2. Clarify which envelope compliance certificate applies to which building; the building titles on the drawings do not match the titles on the COMcheck documents. Reference: Section C103.2, IECC 2012. 3. The exterior walls labeled X1 appear to be shown on the envelope compliance certificates as having a continuous insulation layer equivalent to R-5.7. This would be incorrect as the insulation inside the block cores is already included in the basic wall description. Adding a continuous insulation value would be appropriate if an EIFS treatment was applied to the wall. Note: wall sections that have more than one type of construction (e.g. type X3, masonry wainscoting with a metal stud wall above the masonry) should be entered as individual wall types of the appropriate areas. Reference: Section C402.2.3, IECC 2012. 4. Provide NFRC fenestration product ratings for the U-factors for the opaque doors and the U-factors and SHGC values for glazed and on COMcheck or use the appropriate default U-factor and SHGC values from Tables C303.1.3 (1), C303.1.3 (2) and C303.1.3 (3), IECC 2012. Reference: Sections C202 (Fenestration) and C303.1.3, IECC 2012. 5. Provide the mechanical energy code compliance certification (COMcheck) for all of the proposed HVAC systems. The envelope compliance certifications for all of the buildings indicate that Efficient HVAC Performance, C406.2, IECC 2012 has been selected to be the required additional energy efficiency option. Reference: Section C303.1, International Energy Conservation Code 2012. 6. Show how adequate access is being provided for the equipment located on the roof. Reference: Section 306.5, IMC 2012. 7. Provide an auxiliary or secondary condensate drain system for all of the fan coil units for which overflow of the condensate can cause damage to the building components. Reference: Section 307.2.3, IMC 2012. 8. Ventilation for animal areas requires mechanical exhaust of at least 0.9 CFM per square foot with no recirculation of air. Reference: Section 403.2.1 (3) and Table 403.3, IMC 2012. 9. Provide an air balancing report prior to the final mechanical inspection to verify that the HVAC systems are capable of supplying and exhausting at least the minimum air flow rates called for in the design drawings. The balancing shall be performed by a qualified balancing contractor in accordance with the procedural standards of either the National Environmental Balancing Bureau (NEBB) or the Associated Air Balance Council (AABC). Reference: Section 403.7, IMC 2012. |

12/16/2016 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | T16CM08564 HUMANE SOCIETY Please address the following electrical plan review comments. Also provide a written response. #1. Ref: plan sheets E4.0, E5.0, E5.1, E5.2, E5.3. (a) The voltage and or amperage ratings for Panels AH2, ALD2, BH2, MH1, do not correlate between the one- line diagram and the Panel Schedule information. Should panel MLD be MLD1 on the one line? (b) E4.0: The one line diagram shows all the panels with MCB's, but does not reflect this on the panel schedules. (c) E4.0: The feeders for Panels MCH1, MH1, are both shown originating from Transformer BT1 instead of MSB. (d) E4.0: Please provide more detail for the grounding of the transformers. Is the COLD WATER PIPING per the one-line keynote 403 intended to function as a grounding electrode as required per NEC art 250.30A(4) and 250.52A(1) or just for the water pipe bonding as required per NEC art 250.104D1. Please include BUILDING STEEL per art 250..104D1, if applicable. (e) Provide for signage for the equipment tied in to the emergency systems NEC art's 700.7, 700.10. (f) Why is the oneline keynote # 402 and #404 both shown for the 200 amp circuit breaker at the bottom of MSB? REF: 2012 IBC 107.2.1, 2011 NEC Dan.santacruz@tucsonaz.gov |
