This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SECTIONS - DETAILS - NOTES: 1. Update the code reference shown on sheet #4 to 2012 IRC. 2. Provide a complete cross-section detail from foundation to roof assembly for each type of exterior wall needing permit, R106.1.1. Show the minimum 12" footing depth below the undisturbed ground surface (R403.1) with 12" minimum width for wood framed walls R403.1.1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R317.1 item 5) with minimum ½" diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. 2. Show an interior located water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade without rise, P2801.5. 3. Show a pressure and temperature relief valve at the water heater. Note a metallic T&P line terminating at the exterior 6 inches above grade with positive drainage, P2803.6.1. 4. Provide a water hammer arrester for quick-closing valves serving the clothes washer, P2903.5. 5. Provide the water pipe diameter between the shut off valve and water heater in compliance with P2903.7. A minimum 1" pipe is required for supplying water to more than 9.5 fixture units. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Revise the electrical load calculations following Table E3602.2 for sizing the dwelling load. Show 3 watts per square foot of the total floor area (1188 + 273). 2. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Add a receptacle in each new bedroom at the smoke detector area within 6' of the door. 3. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the "R" values of insulation and the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
