This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show sleeping rooms with R310 compliant egress. The minimum 5 SQ FT opening must have net clear opening dimension of 24" height and 20" width. Therefore, a single hung window should be 4' - 6" high or greater. PLUMBING PLANS: 1. Clarify the pipe diameter at the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. 2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance. MECHANICAL PLANS: 1. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.4. 2. Show combustion air compliance for appliances in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. Show receptacle outlets at the expanded bedroom walls. 3. Show the peninsular counter top with at least one receptacle outlet within 12" below the countertop surface, E3901.4.2 and E3901.4.3. May be placed at the end of the peninsular counter top.
