PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades.

FRAMING PLANS:

1. Detached garages located within 2' of a lot line may have roof projections up to 4" with fire-resistive protection on the underside, R302.1 Exception 2. Show a maximum of 4" overhang at the north side and identify the 1-hour fire rating protection.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. The 4" x 8" west porch ridge beam is undersized.

PLUMBING PLANS:

1. Clarify the notation within the shaded blocks, R106.1.1.
2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Update the gas isometric showing the 225,000 BTU water heater demand. Show a 1-1/4" pipe extending to the water heater for supporting the 290,000 BTU downstream demand with a developed length of 63'.

ELECTRICAL PLANS:

1. Clarify the notation within the shaded block, R106.1.1.
2. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #x with "bedroom" limitation.
3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

OUTDOOR LIGHTING CODE

1. Show the proposed fixtures as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property within lumen limits. Provide the lumen limit calculation using the property square footage.
