Submit a recorded agreement from the landlord allowing full access to the shared restrooms for bar patrons for as long as the bar is in operation. A new utility closet with the required service sink is shown located in the adjacent tenant space. Submit a recorded agreement from the landlord controlling the adjacent tenant area allowing full access to the utility closet for as long as the bar is in operation. Sheets a2.0 and a3.0 show that a new opening is proposed in the existing demising wall between this tenant space and the tenant space to the west. The adjacent tenant space could be leased to an occupancy requiring fire separation between it and your A-2 occupancy. Per IBC Table 508.4, likely tenancies will require a 1-hour fire-rated demising wall. Provide 1-hour fire-rating for the new door; and this fire door cannot remain open as shown on the plan without a means of automatically closure should a fire occur in either tenant area. Ref. IBC 716.5.9. Submit structural calculations for a lintel for the new 6’-0” wide masonry opening sealed by an Arizona registrant. Submit an appeal to the Building Official for locating the required service sink and restroom(s) in other tenant areas, and for any other proposed items that deviate from Code requirements. Provide proof of an approved appeal with resubmittal. Keynote 8 on sheet a4.0 indicates that new bathroom walls are full height; however elevation 4/a8.0 seems to indicate that these walls are cantilevered and do not extend to the roof structure. How will these walls be laterally braced? New rooftop mechanical units are proposed to replace existing RTUs. Submit manufacturer’s technical data for the existing RTUs verifying that the new RTUs weigh no more than existing RTUs. If they weigh more or if they are to be located differently than units to be removed submit structural calculations sealed by an Arizona registrant showing that the existing roof structure is adequate to support the new RTUs. |
