COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Zoning has reviewed the building plans as it relates to the zoning review purview. While the building plans are consistent with the approved DP, Zoning cannot approve the building plans until the plans are approved by the Structural plans reviewer.
2. Label the height of the tallest wall of the building. The maximum height noted on the elevation and cross section drawings is labeled as eighteen feet. However the actual roof or top plate for the second floor was not labeled.
3. Zoning will review the building plans on the next submittal and compare the building plans to the Approved DP as it relates to the zoning purview.
11/02/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. An approved development plan is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, etc.). Provide a site plan showing the installation of the water service to the building and the installation of the building sewer. Reference: Sections 104.2 and 107.2.1, IBC 2012.
2. Water supply (i.e. fill) connections to fountains shall be protected with backflow preventers conforming to ASSE 1013 (Reduced Pressure Principle Backflow Protection Assemblies). Reference: Section 608.16.1, IPC 2012 and Chapter XXVII, Article V, Section 27-75, the Tucson Code, http://www.tucsonaz.gov/files/water/docs/backflow-ordinance.pdf
3. Beverage dispensers (e.g. coffee makers) require the use of a backflow preventer that is listed to ASSE 1022. Reference: Section 608.16.10, IPC 2012.
4. Provide cleanouts for all horizontal drains; the cleanouts shall not be located greater than 100-feet apart, measured from the upstream entrance of the cleanout. Reference: Section 708.3.1, IPC 2012.
5. Waste and vent isometric 2/P2.1 shows a sink P-5 located on the first floor but the plumbing plan does not show the sink. Reference: Section 107.2.1, IBC 2012.
6. Provide structural calculations to show that the roof is capable of supporting the rain load during overflow conditions (i.e. when the primary drains are blocked). Reference: Section 1101.7, IPC 2012 and Section 1611.1, IBC 2012.
7. Coordinate the plumbing roof drainage design with the architectural roof drainage design shown on sheet 7.1; verify that the roof drainage calculations include the effect of any vertical walls (e.g. parapets or adjacent walls) that can divert rainfall onto the roof. Reference: Section 1106.4, IPC 2012.

This letter reflects comments to be addressed. The purpose of this review is to verify compliance to the 2012 International Building Code and local amendments. Plans must be of sufficient clarity to indicate the location, nature and extent of the work proposed, 102.2.1. In order to facilitate a shorter back check time, we request that you please provide two complete sets of revised plans and calculations, along with a written response to each of the noted items indicating action taken. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions and concerns before permit approval.

1. Sheet 0.2: Provide calculation for allowable area increase. The value has been indicated but not the justification, 506.1.
2. Sheet 0.2, 1.1: Interior exit stairways shall lead directly to the exterior of the building or shall be extended with an exit passageway, 1022.1.
3. Sheet 0.2: Provide occupant loads on the plumbing fixture unit calculation consistent with the design occupant load on the life safety calculations, 2902.1.
4. Sheet 5.2: Size of Beam #6 is not consistent between structural calculations and roof framing plan.
