COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage to ensure consistency with the revised DP. 3. COMMENT: If any changes that are necessary, due to the PDSD Commercial Plan Reviewer's comments that affect the building footprint, height, or square footage need to be updated on the DP. 4. T16CM07683 - PLAN REVIEW COMMENTS Reviewer: Chris Anderson, November 1, 2016 BUILDING - COMMERCIAL On sheet A4.0 include fenestration maximum U-factors and SHGC per IECC Table R402.1.1 (U=0.40 and SHGC = 0.25). On sheet A8.0, location of weep screeds shown in details 1 and 2 do not comply with IBC 2512.1.2 & IRC R703.2.1 where screed must be located at or below the foundation plate line and minimum 2” above paved surfaces and minimum 4” above ground surface. In both details the screed is shown located above the foundation plate line. Detail 2/A8.0 indicates top of foundation at 4” from ground surface; however structural detail 101/S3.0 indicates 6” minimum above ground. Truss type T1 shown in Wood Truss Profile schedule on structural roof framing plan sheets does not match what is shown on architectural building sections 4/A6.0 and 4/A6.1. If T1 as shown on structural sheets is to be used, structural shall also provide calculations and framing for dropped ceiling area that can support mechanical equipment shown on sheets M2.1 and M2.2. Per IBC 101.2, exception, the townhouses shall comply with the International Building Code. IRC M1305.1.3 requires unobstructed access to appliances located in attic spaces. If the scaled sizes for fan coil units and energy recovery ventilators shown on sheets M2.1 and M2.2 are accurate, it is difficult to see how access requirements will be met, particularly in units where T2 trusses run lengthwise to the building. Also, fain coil units appear to be 24” wide and 48” long, while trusses are spaced 24” on center. Please explain how roof structure, as designed, will accommodate mechanical equipment installation and service access. |

However, the Tucson summer design air temperature is 104-degrees F per City of Tucson amendment to the 2012 IECC, new Tables C302.1 and R302.1. Submit heating and cooling calculations with summary sheets for each specified unit to justify selected equipment. Manuals J/D/S may be submitted for residential units as an alternative per IRC N1103.6 (IECC R403.6). Per C403.2.1 and C403.2.2 the output capacities of heating and cooling equipment and systems shall not exceed the loads calculated in accordance with C403.2.1. Community Center Mechanical Plan on sheet M2.3 shows a range hood exhaust duct @ the kitchen. The Community Center kitchen requires a Pima County Health Department review.
