BUILDING - COMMERCIAL
Insulation for the exterior walls, fenestration, and roof/ceiling in the conditioned office suite must comply with the prescriptive insulation requirements of 2012 IECC Tables C402.2 and C402.3.
Adjacent to the Window Types elevations add the note. “Per IECC Tables C402.3 fixed fenestration at interior and exterior walls shall have a maximum U-factor of 0.50 and entrance doors shall have a maximum U-factor of 0.83. Windows and entrance doors in exterior walls shall have a SHGC of 0.25.”
Since the warehouse is unconditioned space, the interior walls of the office suite are considered part of the thermal envelope. They shall be insulated with minimum R-13 cavity insulation with a continuous layer of R-5 insulation. Show this on building sections, sheet A3.0, and revise existing keynotes as needed.
The metal building portions of exterior walls at the office suite shall be insulated with minimum R-13 cavity insulation (between studs or girts) and a layer of R-6.5 continuous insulation. The masonry portion of exterior wall shall be insulated with minimum R-6.3 continuous insulation. Show this on building sections, sheet A3.0, and revise existing keynotes as needed.
The ceiling for the office suite must have minimum R-38 cavity insulation. Show this on building sections, sheet A3.0, and revise existing keynotes as needed.
As an option, submit a “passing” building envelope COMcheck for envelope systems other than IECC prescriptive assemblies.
The kitchenette sink in Hall 104 shall be positioned in countertop so that it is centered 24” from south wall of hall to comply with ICC/ANSI A117.1 606.2, exception 6.
On sheet A3.0 add 2’-10” vertical dimension for kitchenette countertop per ICC/ANSI A117.1 902.4.

On Lighting and Power Plan, sheet E1.0, add a 15 or 20 amp GFI service outlet for the outdoor mechanical unit, located within 25’ of the unit per NEC 210.63.

On sheet P1.0, verify that lavatory faucets specified are automatic and dispense a maximum of 0.25 gallon per metering cycle but will operate for a minimum time of 10-seconds for accessibility. Also verify that kitchenette sink will operate for a minimum time of 10-seconds for accessibility. Reference Section 416.6 IPC 2012 as amended by the City of Tucson, ICC/ANSI A117.1 606.4.
On sheet P1.0 provide domestic water schematic. Include permanent water source for the point of use drinking water dispenser per COT Policy 2008-21 (E).
On sheet P1.0 information in the tankless water heater schedule and schematic conflicts with information regarding the water heater in the Plumbing Fixture schedule. Also, the Plumbing Fixture Schedule only indicates WH-1.

MECHANICAL – COMMERCIAL
On sheet M1.0 show how required outside air ventilation will be supplied to all spaces in the office suite. Notes in the Outside Air Ventilation Schedule remarks column imply that AH1, AH-2 and AH-3 will supply the required OA; however ductless mini-split heat pumps do not have the functionality to do this.
On sheet M1.0 the required 50 CFM OA ventilation supply shall be balanced by the air exhausted to the outdoors. The 50 CFM restroom exhaust fan must be run continuously while the conditioned office suite is occupied.
