Until the development package has been revised the building plans cannot be approved. 3. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve. On lighting plans each light fixture has a small case letter identifying switching, for example “e”. In the same room there are two switches for “e”, labeled “e1” and “e2”. Is it intended that this signify compliance with IECC C405.2.1.2 Light Reduction Controls? If so, it is not clear what option is to be used; namely dual switching of alternate rows of luminaires, alternate rows of lamps or switching the middle lamp luminaires independently of the outer luminaires. Please clarify. |

On Sheet G3.0, plumbing fixture calculations are not compliant with Table 2902.1 based on total occupant loads for business (561 occupants) and assembly areas (223 occupants) in Code Analysis. Per formula on Table 2902.1 for business portion, 6 water closets and 5 lavatories are required for both men and women. For assembly portion 1 water closet and 1 lavatory are required for men and 2 water closets and 1 lavatory are required for women. Therefore a total of 15 water closets and 12 lavatories are required. 14 water closets with 3 urinals and 9 lavatories are provided. Proposed layout does not comply. Regarding Sheet A4.3, per IBC 1109.2.2 at least one toilet compartment in each of the restrooms shall be wheelchair accessible and another shall be ambulatory accessible. ANSI A117.1 604.9 requires a 59” deep x 60” wide toilet compartment for an accessible water closet. A single unisex handicap accessible toilet room as an alternative does not comply with 1109.2.2 nor with the separate facilities for each sex requirement per IBC P2902.2. The Code Analysis on Sheet G3.0 says that there will be 5 water dispensers in the facility substituted for 5 of the 7 required drinking fountains. Per IPC 410.3 water dispensers may be substituted for no more than 50% of required drinking fountains. And per DSD Policy 2008-21 (E) water dispensers must be shown on plan(s), must be connected to a permanent supply of potable water, and must have a clear floor space in compliance with ANSI A117.1 chapter 6. On sheet A4.3, at least one urinal must be accessible per IBC 1109.2. Identify on plan and elevations which urinal will be mounted per ANSI A117.1 Fig. 605.2. All urinals are shown at the same height on elevation 10/A4.3. Are all handicap accessible? Regarding Sheet A6.2, neither the plans on sheet A1.1A nor A4.3 show door numbers for the large restrooms. Are these doors keyed to the Door Schedule? Regarding Sheet A6.2, courtyard gate F0600 is part of a means of egress so operating hardware must comply with IBC 1008.1.9. It is not clear that hardware set 8 reflects this IBC Section. Clarify on the hardware set description. On Sheet S3.1, details 4 & 6/A5.8 show sunscreen 201 side panel terminating 12” above ground. Details 5 & 7/A5.8 shown sunscreen 202 side panel with HSS post terminating at ground. Do structural calculations take into account the unsupported bottom of the 201 sunscreen panel, and is detail 107 to be used for the 202 sunscreen? Clarify. On Sheet S3.1, are thicknesses of steel plates and bars shown in details on this sheet not called out for a reason? See details 203 and 204. Contractor should not be required to review the structural calculations to locate information. Provide structural details for generator enclosure, dumpster enclosure and courtyard steel walls with gates. |
