11/16/2016 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | Please address the following electrical plan review comment. #1. As per the last electrical plan review, it was requested to provide FULL compliance with the Tucson Outdoor Lighting Code. The Tucson / Pima County Outdoor Lighting Code can be downloaded from www.tucsonaz.gov/pdsd. Provide all the information in detail as outlined and or required in sections 104.2, 104.2.1, thru 106 and other sections or that may apply to your project. Include this information in the plan documents (Lighting Plans) for approval. The PHOTOMETRIC plan should be part of the sealed plan set. And the COLOR TEMPERATURE information is acceptable but only part of the information required to be on the plans for compliance of the Outdoor Lighting Code. 11/21/2016 | DAVID RIVERA | ZONING | REVIEW | Reqs Change | FROM: David Rivera for Steve Shields - Principal Planner PDSD Zoning Review Section PROJECT: TSC - Tractor Supply Company 1715 W. Valencia Road Building Plan Package (2nd Review) T16CM06828 (Related to DP16-0142) TRANSMITTAL DATE: November 21, 2016 DUE DATE: November 30, 2016 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The previous comments 1 and 2 from September 22nd are still applicable at this time. Comment 3 is new as of this review. 1. COMMENT: Zoning has reviewed the building plans for the TSC - Tractor Supply Company building based on current version of the DP16-0142 and as it relates the zoning review purview of the building plans. While the building plans are in substantial compliance with the DP, zoning cannot approve the building plans until the PDSD Commercial Plans Reviewers have approved the building plans. 2. COMMENT: Zoning will review the building plans on the next submittal and compare it to the approved DP16-0142 to ensure that any changes that may be or are made to the building plans are still within substantial compliance with the approved DP. 3. COMMENT: The DP has not been approved as of this review. Once the DP has been approved and signed by the PDSD CDRC manager the approved and signed sheets must be incorporated into the building plans set or the unsigned version of the DP must be removed. If you have any questions about this transmittal, please contact Steve Shields, (520) 837-4956 or Steve.Shields@tucsonaz.gov |

11/28/2016 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Assuming that the water closets are to be used as cleanouts for the 4" section of the building drain (Section 202, cleanout definition, IPC 2012), there still is no cleanout for the 3" branch of the building drain downstream of the water fountain (see the waste and vent riser on sheet P-3). [Initial comment: Provide cleanouts sized for the nominal size of pipes that they serve up to 4-inches (i.e. provide cleanouts for the 3" and 4" horizontal drains between the restrooms). Reference: Section 708.7, IPC 2012.] 2. No civil plans have been included in the building plan set. An approved development plan does not include construction inspections for on-site utilities and is not to be used for construction of on-site utilities (e.g. water service to the building, building sewer, site lighting, or electrical service to the building). [Initial comment: Provide a cleanout at the base of each roof drain leader prior to connection to the horizontal storm drain. Reference: Sections 708.3.4 and 1101.8, IPC 2012.] 3. The "relief scupper" shown in detail 3/A4.0 appears to be the same primary scupper shown on sheets A2.0 and A7.0. Overflow protection for the roof is required to provide the same drainage capacity as the primary roof drainage assuming that the primary drainage is blocked and shall have a discharge end point that is separate from the primary drainage system. Reference: Sections 1101.7, 1108.2, and 1108.3, IPC 2012. [Initial comment: Provide overflow protection for the roof. Reference: Section 1108, IPC 2012.] |
11/30/2016 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | Revise the U-factors for doors 2 and 3 on the Storefront Schedule on sheet A0.1 to agree with the U-factors used in the COMcheck Envelope Compliance Certificate. Require that all fenestration is to be NFRC certified as having U-factors and Solar Heat Gain Coefficients that are not greater than those shown on the Storefront Schedule. [Initial comment: Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Fenestration product ratings for the U-factor and the SHGC values shall be NFRC-certified. Reference: Sections C101.3, C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2012.] |
