SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per Tucson Code 26-5.2(8) show that the finished floor elevation is one foot above the base flood elevation.
2) Per Tucson Code 26-5.2(11) show all service facilities such as electrical and heating equipment at or above the regulatory flood elevation.
3) If at least two feet of fill is being placed on any location within the site show compliance with 2-01.8.1. If less than two feet of fill is being placed on the site add a general note indicating that less than two feet of fill is being added.
4) Per AM 2-06.4.8I show the 100-year floodplain limits and the 100-year water surface elevation upstream of each structure being proposed.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Indicate the direction of slope for the garage slab, R309.1.

FLOOR PLANS:

1. Show a maximum ½" floor elevation change at a notated accessible route entrance on the floor plan, R106.1.1.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value.

PLUMBING PLANS:

1. The revised City of Tucson Ordinance #11089 for gray water preparation requires a minimum of one compliant fixture. The second floor clothes washer standpipe may discharge to an exterior wall discharge point for immediate usage at the "Little House".

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J/S/D standards separately for each dwelling, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D.
2. Show dryer vent size and location for venting to exterior, M1501.
3. Show combustion air compliance for appliances in confined spaces with two interior area openings of 1 SQ IN for each 1,000 BTU rating and minimum of two 100 SQ IN openings, one within 12" of top and other 12" of bottom, G2407.5.3.1.

ELECTRICAL PLANS:

1. Appliances and equipment on general purpose circuits may not exceed 50% of the branch circuit rating, E3702.5. Remove the Microwave or refrigerator from circuit #5, sheet 12.
2. Show all receptacle outlets located outdoors, at bathrooms, kitchen countertops, garages or carports with ground fault circuit interrupting protection, E3902.
3. Show or notate a disconnect means or a locking breaker for the water heaters, E4101.5.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. Show the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1. Update the windows notation - sheet 2 & 3.
