11/22/2016 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Include the required NFRC-certified U-values and solar heat gain factors for the revised windows on the drawings. [Initial comment: Coordinate the window specifications shown on the energy code analysis for the building envelope with the window descriptions shown on the drawings (i.e. include the required NFRC-certified U-values and solar heat gain factors on the drawings). Reference: Section C103.2, IEC 2012.] 2. Clarify how the load calculations compare to the scheduled unit capacities (e.g. AC-1 = AH-1?). There appear to be AC units than loads far more [Initial comment: Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.] |
11/22/2016 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. No clarifying detail was found on sheet P2.1 and neither the water nor the soil and vent risers displayed all of the components called out in the plumbing plan. [Initial comment: Clarify the drain and fill piping associated with the pool sump (i.e. provide a riser diagram). Reference: Section 107.2.1, IBC 2012.] 2. The minimum required width of the scuppers cannot be determined using the tables found in Chapter 11 of the IPC; the width is calculated as a rectangular weir. The roof areas used for your calculations appear to be omitting the effect of the vertical walls surrounding each roof section; see Section 1106.4, IPC 2012. [Initial comment: Provide roof drainage and hydraulic scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Reference: Sections 1106.1, 1106.4, and 1108.3, IPC 2012.] 3. The openings in the collector boxes will not function as overflow openings in the event that the primary roof drain is totally blocked. In addition, a secondary (overflow) drain is required to have an end point of discharge that is different from the primary roof drain. Reference: Section 1108.2, IPC 2012. [Initial comment: Provide secondary (overflow) roof drainage. Reference: Sections 1101, 1106 and 1108, IPC 2012, and Sections 1611.1 and 1611.3, IBC 2012.] 4. Where is the "sidewall overflow scupper" mentioned in the response letter located, what are its dimensions, and what is its end point of discharge? (Note: there don't appear to be any crickets on this roof area to direct the water to the drainage points.) [Initial comment: The roof along the south side of the existing building shows four roof drains (keynote 1.21 on sheet a3.0) and roof drain leaders that are being re-routed but there does not appear to be any secondary roof drainage. Provide secondary roof drainage. Reference: Section 1108, IPC 2012.] |

12/07/2016 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | Please address the following electrical plan review comments. Also provide a written response. #1. Ref: Plan Sheet es1. As per the last plan review comments #3, "Ref: Electrical Plan Sheet es1. (a)The Outdoor Lighting Calc's must include a complete inventory of the total developed area, not partial. Or justify compliance with section 102 of the Outdoor Lighting Code. and Response, "Please see new Outdoor Lighting Code calculations and notes". #1. Please clarify what is meant by," Project is located within area designated as E3 as defined in section 5.1". #2. The Calculations refer to Table 5.1, and option 2, with 300,000 lumens as the lumen cap. Please revise the calcs using the correct table ( 401.1 ), Lumens cap per option 2 is 250,000 lumens per acre. #3. The exception stated on the calcs, 102.4.2 only allows 3 full cut off luminaires rated at 2000 lumens or less to be installed without requiring a submission of full inventory including existing. There are 14 exterior luminaires installed per this project. Ref: TUCSON/PIMA COUNTY OUTDOOR LIGHTING CODE dan.santacruz@tucsonaz.gov |
