FINDINGS:
A. North elevation of the Clubhouse on 5th Street on A5.6.1 is good. It corresponds to the
color elevations drawing on the most recent booklet submittal and address the
concerns of the Design Professional. It satisfies the conditions re: 5 above.
B. Re: 3 above, elevations shown on A6.3.0 are not sufficient.
· Metal canopies on Stone Avenue West Elevation are shown but not noted or
labeled or tied to a corresponding detail drawing.
· Landscape vines on North Elevation are not shown on A6.3.0, nor on the Landscape
Plan L1.1, nor supported by the Irrigation Plan on I1.1.
· Wire mesh on the North Elevation of A6.3.0 are shown but not noted or labeled or
tied to a corresponding detail drawing.
· Accentuated Building Entries re: 6 above are shown and labeled on the North
Elevation of A5.6.1., the South Elevation of A5.6.1, on the East Elevation of A5.6.2,
on the West Elevation of A5.6.3, but not on the North Elevation or West Elevation
of A6.3.0.
C. Re: 1 above, Usable space on Stone Avenue is satisfactorily resolved as shown on A1.0.
Please clarify the use of the language “Deferred Submittal” on the Hubbard Engineering
Sheets. Is the office space on Stone Avenue likely to change or is it to be built as
shown?
D. Refinements of outdoor space re: 7 above is satisfactory.
E. Re: 2 and 4 above, these conditions are being reviewed by others.

1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

2. The vehicle parking calculation shown on sheet A1.0 does not match what is shown on sheet 5 of the approved development package. A revision to the development package will be required prior to approval of the building plan.

3. The twelve (12) Civil sheets provided in the building plans will either need to be marked as "FOR REFERENCE ONLY SEE DP16-0144" of provide the approved development package sheets in the building plan.

4. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.
