| 12/28/2017 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. No REScheck calculations found. [Initial Comment: The 2012 International Energy Compliance Code is the controlling energy code requirement for this project but the residential provisions of the IECC apply to the dwelling units while the commercial provisions apply to the public spaces (e.g. clubhouse, offices, etc.). Reference: Section C101.4.6, IECC 2012.] 2. The R-value tables (e.g. Sheets A9.1, A9.2, etc.) call for R30 at the roof and R19 for the walls (R13 for 2"x4" walls). The COMcheck component list however shows R38 for the roof and R20 for the walls. [Initial Comment: Coordinate the R-value Table with the envelope assemblies shown in the COMcheck envelope compliance form. Reference: Section 107.2.1, IBC 2012.] 3. The window notes on sheet A12.2 do not include the requirement that the U-factor and SHGF be NFRC-certified. [Initial Comment: Provide NFRC fenestration product ratings for the U-factor on COMcheck or use the appropriate default U-factor from Table R303.1.3 (1), IECC 2012. Show the required U-factors for the vertical glazing on the drawings. Reference: Section R303.1.3, IEC 2012.] |
| 12/28/2017 | DAN SANTA CRUZ | ELECTRICAL-COMMERCIAL | REVIEW | Reqs Change | T16CM06538 Please address the following electrical plan review comments. Also provide a written response. #1. Ref: Plan sheet E1.2 Outdoor Lighting Calcs. Area in acres on the lighting calcs do not correlate with the site area shown on plan sheet T1, "Project data". #2. This project site is zoned commercial, see Plan sheet T1. Therefore 'Residential Zoning' per table 401.1 is not applicable, See notes 1,2, pertaining to options #1, #2, #3, below table 401.1. #3. Verify that the "Rated Lamp Color Temperature" for the exterior lighting is in compliance with sec. 402.1 of the Outdoor Lighting Code. #4. Ref: Plan sheet E6.1. Why does the IECC comcheck only include Clubhouse and Corridor office space? Please address the multifamily areas. See section C405 and C405.5.2(1). 2012 IECC. |

| 12/28/2017 | GERRY KOZIOL | WWM | REVIEW | Reqs Change | Derek Wilson, PCRWRD is having difficulty in assessing existing water meter credit for the sewer connection fee application Can you identify the size, location and serial number of all water meters being removed for credit on the drawings? Also, the connection of the two 4” HCS connections to the public sewer need to be spaced a minimum of 5’-0” apart The drawings need to be revised to reflect this Sorry for the delay, Gerry |
| 12/28/2017 | ROBERT SHERRY | WATER | REVIEW | Reqs Change | Detail 20/C2.4 of the civil plans shows the installation of a reduced pressure principle detector assembly. A Reduced Pressure Principle Detector Assembly (RPDA, ASSE 1047) is less restrictive than a reduced Pressure Principle Assembly (RPA, ASSE 1013) and cannot be used in an application for which an RPA is required. Use Standard detail SD-1802 instead of SD-1804. (see detail at: https://www.tucsonaz.gov/files/water/docs/Revised_Standard_Specifications_Backflow.pdf.) [Initial comment: Provide a site plan showing the location and size of the water meters and backflow preventers. Show the size and route of each water service to the buildings. The site plan is to be part of the building permit set, not the development package.] |
| 12/28/2017 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. The requirement for an automatic faucet is 0.25 gallons per cycle, not a flow rate of 0.25 gallons per minute. [Initial Comment: Provide an automatic faucet for the public lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the automatic faucet will operate for a minimum time of 10-seconds. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.] 2. Include the specification for the thermostatic mixing valves to be listed as conforming with ASSE 1070. Verify that the mixing valve located at the storage-type water heater is listed for that application and that the pressure drop caused by the mixing valve will not reduce the hot water pressure below 15 PSI at the fixtures. Reference: section 604.3, IPC 2012 as amended by the City of Tucson. [Initial Comment: Provide tempered water for the lavatories and public hand-washing sinks in restrooms using approved devices conforming to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2012.] 3. The requirement for the waste stacks serving two or more stories to have a horizontal offset of at least ten pipe diameters is to allow the hydraulic jump to dissipate prior to connecting to a horizontal branch. The offset is to be at the base of the stack, not the horizontal branch to which it is connecting. In addition, the stacks (two or more story) are to have a cleanout located at their base; cleanouts are to be sized for the pipes they serve. Reference: Sections 708.3.4 and 708.7, IPC 2012. [Initial comment: Horizontal branches shall connect no closer than ten diameters downstream of the bases of vertical stacks. Reference: Section 704.3, IPC 2012.] 4. Air admittance valves require an unimpeded source of air; a cabinet not being "air tight" is insufficient. Insure that the location of the air admittance valve is ventilated. [Initial Comment: Show how the air admittance valves located within the kitchen cabinets will be provided with adequate air to allow the valve to operate properly. Reference: section 918.5, IPC 2012.] |
