12/21/2016 DAVID RIVERA ZONING REVIEW Reqs Change FROM: David Rivera for Steve Shields - Principal Planner
PDSD Zoning Review Section

PROJECT: T16CM06402
T.I. Apartments (1st Review)
402 E 9th Street

TRANSMITTAL DATE: December 21, 2016

DUE DATE: January 9, 2017

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Follow Up Comment to Previous Comment 1: Zoning was the first reviewer on the second submittal of the T.I. plans. All other reviewers have not reviewed the building plans at this time. Structural had at least 40 comments and while they do not appear to affect any zoning regulations zoning will defer approval of the building plans until all commercial plans reviewers have done their review and approval.
PREVIOUS COMMENT 1: Zoning has reviewed the T.I. plans but cannot approve them at this time. Once the plans have been reviewed and approved by the Structural plans reviewer zoning will approve the plans.
Zoning will review the building plans on the next submittal and if possible approve the plans. (Any changes to the site (exterior of the building footprint) would require a review and approval of a Development Package.

If you have any questions about this transmittal, please Steve Shields, (520) 837-4956 or Steve.Shields@tucsonaz.gov
12/21/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide a letter from Tucson Water stating what the minimum daily service pressure will be for this building. [Initial comment: Verify the minimum available water pressure for this address with Tucson Water; the data from Tucson Water appears to show a pressure range of 46 to 53 PSI. Revise the water pressure calculations as required.]
2. The dimensioned building section on sheet A4.0 shows the third floor to be 24'-0" above the finished first floor. Assuming a 6'-0" height for the shower outlet, the static lift will be at least 30-feet. [Initial comment: Verify the static lift used in the water pressure calculations The water meter is at least 12" below grade, the third floor is 24-feet above grade, and the highest outlet is approximately 6-feet above the third floor. Reference: Section 604.1, IPC 2012, as amended by the City of Tucson.]
