PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Show compliance with soil class conditions of 1,500 PSF, or provide a certified soils report, or provide a design by a registered Arizona engineer with sealed plans, R401.
2. A special inspection request is required with the permit application for structural masonry.

FOUNDATION PLANS:

1. Notate on the drawings the allowable soil bearing pressure used in the design of the footings, or state an assumed value (1500 PSF max.) per Table R401.4.1 if a soils report is not provided.
2. Show a minimum footing width of 16", Table R403.1. Update sheet #2 and detail #3.
3. Show horizontal basement wall reinforcing in conformance with Table R404.1.2(1). Add mid height rebar.
4. Show vertical basement wall reinforcing in conformance with Table R404.1.2(3). Change rebar size and spacing #6 at 37" OC.

SECTIONS - DETAILS:

1. Provide consistent material sizes at all references, R106.1.1. The west elevation shows 5/8" deck flooring although detail #5 shows ¾" deck flooring.
2. Specify all ledgers connected to masonry walls with 3x material, Figure R606.11(1). Update detail #1 & 2.
3. Notate a complete sheathing system (exposed plywood deck floor), type moisture barrier, R905.
4. Show location and method of flashing all wall and roof (and floor) intersections, R903.2.1.
5. Notate the roof and deck slope appropriate with selected covering material, R901.1. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Select a roof system that complies with R905 and notate at roof note #6.

ELECTRICAL PLANS:

1. Show illumination and switching for stairways, R303.7.
