08/04/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The lavatory faucets specified in the plumbing fixture schedule are not automatic metering faucets. (In addition, notes #4 and #7 in the fixture connection schedule are contradictory.) Provide automatic metering faucets for the restroom lavatories that dispense a maximum of 0.25 gallons per metering cycle (not 0.5 GPM as stated in note #1 in the plumbing fixture schedule). Verify also that the automatic metering faucets will operate for no less than a minimum time of 10-seconds. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.
2. Verify that the temperature mixing valves used to provide tempered water for the restroom lavatories conform to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2012.
3. Note that water supply connections to beverage dispensers shall be protected with backflow preventers conforming to ASSE 1022. Reference: Section 608.16.1, IPC 2012.
08/04/2016 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Revise the heating and cooling load calculations, using the exterior design conditions shown in Section 302.2, IECC 2012, as modified by the City of Tucson.
2. Provide summaries of the heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Ventilation is a major load for an A-2 occupancy; what was the basis for this in the calculations? Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
3. Provide economizers for the rooftop units along with means for relieving the excess air during economizer operation or increase the efficiency of the rooftop units per Table C403.3.1(2), IECC 2012. Reference: Section C403.3.1, IECC 2012.
4. Show that each rooftop unit has a thermostatic control that provides for off-hour and set-back control, automatic shutdown and automatic start-up control (i.e. the thermostat is capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy) and, if the thermostat does not require manual changeover from the heating and cooling modes, it restricts set point overlap. Reference: Section C403.2.4, IECC 2012.
5. Provide information on the sequence of operation for the restroom exhaust fans to show that all of the air supplied to the restrooms will be exhausted. Reference: Section 403.2.1 (4), IMC 2012.

08/25/2016 LOREN MAKUS ENGINEERING REVIEW Reqs Change A Floodplain Use Permit is required for this project. The FUP must be approved before the building plans can be approved. This project is a substantial improvement. The project valuation is $190,000 and the county assessor gives the full cash value of the structure as $179,131. One of the following must be provided for:
1. Revise the project so it is not a substantial improvement by
a. Revising the project so the valuation is less than 50 per cent of the value of the structure.
b. Provide an appraisal of the building showing the value of the building is greater than twice the cost of the improvements. The appraisal must take into account the depreciation and wear and tear on the building.
c. Provide an appraisal showing the building has a higher value than the county assessor full cash value combined with a revised project valuation that is less than half the value of the building.
2. Revise the project so the lowest floor of the building is at the regulatory flood elevation (RFE). The RFE is 2338.25 NAVD 88 which is one foot above the base flood elevation of 2337.25.
3. Revise the project to provide for flood proofing of the structure to the RFE.
If the reference plan is correct, the floor elevation for the existing structure is 2337.75 NAVD 88.
