Until a DP application has been approved for the parcel at 5135 S 12th Avenue the TI application cannot be approved. 1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. As this is a change of use, Retail to Alcoholic Beverage Service, and there does not appear to be an approved site plan for the vehicle parking located on parcel 137-07-0290, 5135 S. 12th Avenue, a development package that meets the requirements of AM 2-06 is required. Until the development package is submitted and approved the building plans cannot be approved. 3. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve. The 1st submittal of the drainage report makes the comparison to existing impermeable conditions to propose no threshold retention requirement. This needs to be updated to provide a comparison between undeveloped conditions and developed conditions. Please see UDC 7.14.4, Section 12.2.1, Item 7, where a significant increases in stormwater volumes discharged to the right-of-way are compared to predeveloped, pregraded conditions. |

[Initial comment: Clarify the fixture descriptions for all of the plumbing fixtures; the fixture unit calculations have different fixture descriptions than the plumbing schedule (e.g. waterless urinal or flush valve?). Provide third-party listing and material standards for all plumbing fixtures being proposed. Reference: Sections 303.4 and 402, IPC 2012.] 2. Verify that the indirect drains for each of the compartments of the 3-compartment sink will be run independently to the floor sink. Provide a cleanout for the horizontal branch drain from the bar area (I assume that the 4" callout for the horizontal drain was intended to be 2"). [Initial comment: Clarify the fixtures being proposed for the bar area. Reference: Section 107.2.1, IBC 2012.] 3. The specifications for the faucets on the P-1 lavatories call for a 1.5 GPM flow rate and a 10-second operating cycle. The minimum operating cycle for accessibility is 10-seconds: what tolerances are you allowing to ensure that you can meet both the minimum time and maximum water delivery requirements? [Initial comment: Provide automatic faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the automatic faucet will operate for a minimum time of 10-seconds. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.] 4. The new plumbing fixture calculation on sheet A0.0 is incorrect. The number of occupants of each sex shall be equal for this calculation (i.e. 259 men and 259 women, not 258 men and 259 women). The number of required fixtures shown in Table 2902.1, IBC 2012 is based upon the minimum fixtures required for each person or fraction of the number of persons. Since fractional fixtures cannot be installed, fractional numbers for fixtures shall also be rounded up to the next whole number. Reference: footnote (a), Table 2902.1, IBC 2012. [Initial comment: Provide a calculation of the required number of fixtures for the assembly occupancy based on Table 2902, IBC 2012.] 5. Clarify the source of the water fixture units used to calculate the water demand; it doesn't appear to be from either the IPC or the UPC. It appears that the system should be predominantly a flush valve system which will call into question the size of the water service and distribution piping. [Initial comment: Revise the fixture units used to calculate the total water demand using the values shown in Table E103.3 (2), IPC for public fixtures. Include all of the fixtures in the calculations. Reference: Section 604.3, IPC 2012.] |
