BUILDING
If this is a Bed and Breakfast, a new zoning review will be required.
Show locations of utilities on site plan, sheet A-0. Ref. IBC 107.2.1.
Although not stated in this set of drawings, this facility is used as a Bed & Breakfast; and is an R-1 occupancy in accordance with 2012 IBC Sections 310 and 420. However, per IRC R101.2 (exception 2), if there are 5 or fewer guest rooms, this facility can be reviewed for compliance with the 2012 IRC instead of the IBC. How many guest rooms total will this facility have, total?
Provide Code analysis on sheet A-0 showing occupancy type, occupancy load per IBC Table 1004.1.2, and building area. Ref. IBC 107.2.1.
If there are >5 guest rooms in this facility (see note 2 above), per IBC 420.2, walls separating sleeping units shall be constructed as " fire partitions" in accordance with IBC Section 708.
On sheet A-4 provide vertical dimensions on Porch and Wall Section. Indicate unsupported height of masonry piers. Per IBC 1809.10 (3)(3.1) the unsupported height of masonry piers must not exceed 10 times their least dimension. The least dimension shown is 8" ; therefore 8x10 = 80" (6' -8" ). The masonry post as shown does not comply with the prescriptive requirements of the Code. Revise pier dimensions or provide structural calculations sealed by an Arizona registrant.
Indicate roof sheathing, moisture barrier and roofing material for new porches and ramada on sheet A-4. Ref. IBC 107.2.1.
The framing plan and section through the ramada show a 4x6 post at each end of the roof ridge beam and bearing at the center of a 4x6 beam. Submit structural calculations sealed by an Arizona registrant showing adequacy of carrying beams for these point loads.
PLUMBING
Both IBC 420.4 and IRC R101.2 (exception 2) require a residential (NFPA 13R) fire sprinkler system.

Gas load calculations indicate that gas to the new water heater will extend from the existing gas piping system currently serving a dryer and range in the dwelling. Provide a gas schematic showing gas system from the meter to the water heater with attached gas utilities and related gas loads, pipe sizes and lengths. Ref. IBC 107.2.1.
The water heater appears to be located outside and exposed to weather. Submit product data for proposed water heater showing that it is rated for exposure to the elements. Ref. IBC 107.2.1.
What is the existing water meter and service line size(s)? Does the water meter serve both house and guest house? Provide water calculations per 2012 IPC
ELECTRICAL
If there are >5 guest rooms in this facility, per IBC 420.5, provide a fire detection and alarm system in accordance with IBC Section 907.2.
Does the guest house have its own electrical service separate from the main house? The plan seems to indicate a service line coming from the rear of the lot, while the electrical panel schedule indicates " feeders to main house." Ref. IBC 107.2.1.
Electrical load summary indicates a sub panel B; however none is shown on the electric plan. Ref. IBC 107.2.1.
If the guest house panel is fed from the main house provide load calculations for the main house to show that it is adequate to serve the added load of the remodeled guest house. Ref. IBC 107.2.1.
Provide a single line diagram of electric service with sub panel, showing grounding, conductor and ground sizes. What is connected to sub panel B? Ref. IBC 107.2.1.
Bathroom receptacle outlets shall be GFI.
MECHANICAL
Show how required heating that will maintain a temperature of 68-degrees F @ 36" above the floor on the design heating day will be provided for the remodeled facility. Ref. IBC 1204.1.
Provide mechanical plan and equipment schedule showing peak heating and cooling sensible loads for selected equipment. Ref. IBC 107.2.1.
Submit Manual J/D/S per 2012 IECC R403.6.__
