08/03/2016 DAVID RIVERA ZONING REVIEW Reqs Change CDRC TRANSMITTAL

TO: Development Services Department
Plans Coordination Office

FROM: David Rivera for Steve Shields, Principal Planner
PDSD Zoning review Section

PROJECT: New SFR - 2205 N. Woods Place R-1 RCP
Development Package (1st Review)
T16CM005327

TRANSMITTAL DATE: July 20, 2016

DUE DATE: July 28, 2016

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Zoning has reviewed the proposed SFR development for compliance with the zoning regulations. While setbacks, height and coverage are compliance with the required dimensional standards, zoning cannot approve the permit application at this time.
2. The applicant must provide with the next submittal copies of the recorded lot split documents that include a meets and bounds survey depicting the new lots created with distance and bearings labeled, copies of the recorded legal descriptions, and any amended CC&R's that includes the new lots.
3. The following items must be addressed either by response comment or if required drawn and labeled on the site plan. For your convenience I have attached a copy of the final plat for your records and information.
a. Per the approved subdivision plat BK 49 PG54 (attached) there is an easement that was recorded by the plat that has not been drawn on the site plan sheet. It is not clear if the location of the house will be over the sewer easement until the easement is drawn, dimensioned and labeled.
b. The site plan does not depict how access is provided to the remaining portion of Bock "A".
c. Clarify if the existing recorded turn-around easement will remain or will the easement be extinguished?
d. The existing drainage easement must also be drawn and labeled as recorded by the plat.
4. Zoning could not verify that a lot split application was reviewed and approved for the subdivision of Block A. As part of the review of the lot split items noted in comment 3 would have been addressed by the Zoning and Engineering reviewers prior to approval of the lot split. The owner or applicant will have to provide the documentation that was used to record the lot split and process a Lot Split application (fee involved).

If you have any questions about this transmittal, please contact Steve Shields, (520) 837-4956 or Steve.Shields@tucsonaz.gov

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised Site Plan and requested documents related to the lot split.
