Swan Road New Medical Office Building TRANSMITTAL: August 9, 2016 1. COMMENT: Zoning has reviewed the building plan but cannot approve them at this time. The DP15-0211 has not been re-submitted for review and approval. As part of the initial review by zoning in December 2015, comments for a DDO were provided. The DDO application was made and processed by PDSD staff with a finding of approval. The DDO was approved on February 1, 2016 with a Notice of Intent to Appeal date of February 8, 2016. The DDO is good for 180 Days and as of this review the DDO has expired. As part of the zoning review I had a conversation with Michael Taku about the DDO expiration date and what could be done about an extension. Michael informed me that he will need a letter from the applicant requesting an extension and that a copy of the DDO Notice of Zoning Decision letter must be included. Michael also mentioned that the request would be granted given that the expiration date is expired by one day as of this zoning review. In addition, the copies of the approved and stamped drawings submitted for DDO review must be attached to the building plan set as well as the DP plan set. The applicant may want to have the plans submitted for building and site review to ensure that the DDO plan set matches or the set of plans submitted for review will have to be approved and stamped by Michael Taku before zoning can sign off. The DP15-0211 plan set was being walked through and is not in house to do a full comparison. The DP plan set must also be approved by PDSD prior to approval of the building plans set. Previous Zoning Comments Dated December 8, 2015 Related to DP15-0211 and (T15CM08583-voided) COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the O-1 zone (UDC 4.7.13). Medical Services Outpatient is a permitted use in this zone (Table 4.8-3). See Use-Specific Standards 4.9.4.O.1, 4.9.4.P.1, 4.9.4.R, and 4.9.13.J. The minimum setback is the greater of ten (10) feet, or three-fourths (3/4) the height of the structure's wall facing each interior property line (Table 6.3-3.A). Based on a wall height of 17'-6" the required perimeter yard setback to the north property line is 13'-2", proposed perimeter yard setback is 10'-0". The DDO must be approved prior to approval of the development package and building plans. Provide stamped approved drawings with your next submittal. |
