The use a portion of the FEMA Special Flood Hazard Area Zone AO-1 per the Flood Insurance Rate Maps 04019C2270L, specifically described as:

A portion of Parcel 137-27638A; S200' N752.40' W429' NW4 1.96 AC SEC 10-15-13

For the purpose of constructing an elevated Single Family Residence.

The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Unified Development, or any other Federal, State, County, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit.

This floodplain use permit is issued with the following 9 conditions:

1) This permit becomes invalid and is subject to additional floodplain review, if any required development changes the demolishing of the buildings, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from demolishing the commercial building within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson.

2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.

3) For purposes of this permit the following flood elevations shall be used for the Single Family Residence:
Base Flood Elevation (BFE) = 1 (one) foot above the highest adjacent grade
Regulatory Flood Elevation (RFE) = 2 (two) feet above the highest adjacent grade
Single Family Residence is to have lowest finished floor elevated at or above the Regulatory Flood Elevation (RFE) and lowest point of any attached appliances is to be at or above the Regulatory Flood Elevation (RFE).

4) Floodplain Approval of elevation certificate, prepared by an Arizona State Registrant (Architect, Engineer or Land Surveyor), is required prior to the finished construction or Final Inspection (P2F). The Elevation Certificate must include the identity and elevation of the lowest service equipment/machinery servicing the single family residence, if applicable, as well as the identity and location of all other equipment/machinery servicing the single family residence.

5) Floodplain Approval of elevation certificate, prepared by an Arizona State Registrant (Architect, Engineer or Land Surveyor), is required prior to the pouring of the finished slab (P2S). The Elevation Certificate must include the identity and elevation of the lowest service equipment/machinery servicing the single family residence, if applicable, as well as the identity and location of all other equipment/machinery servicing the single family residence.

6) Within 5 (five) days of issuance of this permit, and through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T16OT00783 FOR INFORMATION PLEASE CALL 791-5550."

7) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval.

8) All work shall conform to the approved site plan, T16CM04880, which is made part of this permit.

9) This permit is specific to the improvements for 2085 W Drexel Road as indicated on the approved plans. It shall not apply to any other structure or property, whether attached or unattached, not specified under this permit.


This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions are not complied with, as set forth in this permit.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. A dwelling unit providing complete independent living facilities requires compliance with design ordinances for handicap provisions, solar water, photo-voltaic and gray water preparations. Design Ordinances adopted by the City of Tucson.
2. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½"control conduit and two ¾" copper piping for water with rooftop termination; straight 3" capped sleeve; or an accessible attic (clear path 30" wide x 30" high) over the water heater. Show appropriate notation.
3. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. One story dwellings must have a gray drain line discharge. Additional gray fixture drains are optional. Show a second clothes washer standpipe plumbed to an exterior wall above grade, or a bathing fixture drain looped 3' beyond an exterior wall below grade before connection to the building drain. STRUCTURAL PLANS:

1. Provide a complete braced wall (BW) design, R602.10 include:
a. Braced wall lines with maximum spacing of 60'.
b. Braced wall panel within 10' of each end and no more than 20' between edges. Identify an interior wall line and show braced wall panels with placement no more than 20' between edges.

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Update the shower gypsum board notation at the bedroom #2 shower on sheet #7.

PLUMBING PLANS:

1. Show the water heater with a listed pan and ¾" drain line to a waste receptor or to the building exterior 6" above grade, P2801.5.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air or continuous exhaust fan function.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections.

ELECTRICAL PLANS:

1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. This notation appears on the plans, therefore remove the outdated notes #25 & 26. .
