No flashing is shown between the perimeter angle frame and edge of corrugated panels. How will wind driven water be prevented from penetrating to behind the weatherproof exterior finish? It is likely that the drywall will be damaged at the wall base (detail 2/A2.01). Ref. 2012 IBC 107.2.4. On sheet A2.02 new detail 3 refers to structural for welding guardrail to top of existing container top rail. Please confirm that this structural detail exists. Be aware that structural detail 228 (and possibly others) refer to detail 201 for rooftop guardrail connections to base. However structural detail 201 has been deleted with this revision. New handrail detail 11/A2.02 does not comply with ICC/ANSI A117.1-2009 505.7 cross section requirements. Handrail must have a perimeter dimension of 4” minimum to 6 ¼” maximum, and a cross section dimension of 2 ¼” maximum. Revised entry for unit 3 on architectural sheets shows steps; however the civil drawings (i.e. civil sheet 5 of 25) show a ramp. Ref. 2012 IBC 107.2.1. Detail 16/A2.05 indicates that building A3 floor is flush with the exterior deck at the east entry. However, an elevation marker on civil sheet 5 of 25 seems to indicate that there is a 1 ¼” step at this door. Please submit structural calculations for the revised framing and shade structures. |

Modification to permit document is required for an accurate lumens tally which is important for future construction considerations on this site. Please explain how luminaires for tree lighting will be permanently positioned to point down for a maximum 45-degrees light spread so as not to be “unshielded.” Per the Outdoor Lighting Code 402.1 the rated color temperature of exterior lamps and fixtures shall not exceed 3500K. Please confirm that the all exterior lighting fixtures scheduled in the new lighting package comply. |
