COMMENTS: the following comments are relative to an application for Design Review Board (DRB), project is located within the Downtown Core Subdistrict (DCS) 5.12.10, Rio Nuevo Area (RNA) 5.12.7

This site is located in the C-3 zone (UDC 4.7.22). A food service is a permitted use in this zone (Table 4.8-4).

Proposed project add outdoor seating and modify front facada.

The DRB review will need to be completed and approved prior to approval of the building plans. If the DRB review is approved provide the historic case number in the lower right hand corner of the plot plan and if applicable provide a general note that provides the historic case number date of approval, and any conditions of approval.

The building plans will need to be stamped DRP prior to approval by zoning.

Fan Coil & Condensing Unit Schedule on sheet ME601 indicates the summer peak OA design temperature as 115 degrees F. Per City of Tucson amendment to 2012 IECC, the design dry bulb temperatures shall be 32-degrees F for winter and 104-degrees F for summer and with a design wet bulb temperature of 66-degrees F. Please revise heating and cooling load calculations and revise schedule if needed.
Provide heating and cooling calculations with summary sheet(s) for each new heating and cooling equipment for comparison with schedules on this sheet. Per IECC C403,.2.1 and C403.2.2 “the output capacity of heating and cooling equipment and systems shall not exceed the loads calculated in accordance with Section C403.2.1.”
Provide equipment schedule for bathrooms exhaust fan EF-1 and indicate how will comply with IMC Table 403.3, including notes e and g.

On sheet A-010, Code Analysis for plumbing fixtures indicates 143 occupants, whereas the Occupancy Schedule indicates 133 occupants. My occupancy analysis (see marked up plan 1/A-010) indicates that 143 occupants is correct. Please revise Occupancy Schedule.
Per IBC 1105.1 door 104 and ramp shall be accessible. Enlarged Ramp Plan 1/A-412 does not comply with ICC/ANSI A117.1.
Per Fig. 404.2.3.5 the exit door from the egress side must have a 60” deep forward approach with minimum 18” clear from door jamb to an obstruction 8” or larger in depth (surface mounted electric service panel).
Per 505.2 handrails shall be located on both sides of ramp. This may impede clear working space required by NEC 110.26 (A).
Per ICC/ANSI A117.1 307.2 objects with leading edges more than 27” and not more than 80” above the floor shall protrude a maximum of 4” into the circulation path. The existing electrical service equipment may not comply with these limitations.
Ramp handrail attached to guard per ICC/ANSI A117.1 505.4 shall be 34”-38” above walking surface. Show this on Guard Rail Detail 1/A-412.
On plan 1/A-412 dimension 36” deep clear working space in front of existing electric panels per NEC
Section 4/A-501 shows the new exterior window head abuts new patio ceiling (see detail 10/A-901). This detail indicates a steel C-channel box header with no bracing to ceiling structure. I assume that this is typical for all portions of the new front exterior wall. Mechanical Plan 1/MH101 indicates that there will be two 200+ lb air curtains along two of these window walls. Provide a detail for how the air curtains will be located and how they will be supported.
Add note to Door & Frame Notes on sheet A-801, “Per 2012 IECC Table C402.3 fenestration shall have a maximum U-factor 0.50 with SHGC of 0.25, operable fenestration shall have a maximum U-factor 0.65 with SHGC of 0.25, and entry doors shall have a maximum U-factor of 0.83 with SHGC of 0.25.”
Per IECC Table C402.2 add R-38 insulation to new patio ceiling on detail 10/A-901.
Per IECC Table C402.2 add R-13 insulation between studs and a layer of continuous R-5 insulation to one side of studs on detail 12/A-903.
Per IBC 1404.2 exterior walls require a water resistive barrier, and per 2508.2 gypsum sheathing (in lieu of “Gyp. Board”) shall be used on exterior surfaces. Also, how will the bottom of new exterior wall be flashed to prevent water from penetrating assembly and damaging sheathing and interior finishes? Revise detail 12/A-903.
The steel angle supports for the countertop shown on detail 12/A-903 appear to break the continuity of the top track of the knee wall along the window base. Also, how many horizontal supports will there be for the 10’ long countertop and how will the vertical channel supports be anchored to the floor to prevent over-turning?
Provide elevations and details for the “point of sale” cashier’s station. Sales counter must comply with ICC/ANSI A117.1.

Per City of Tucson amendment to the 2012 IPC, lavatory faucets shall be automatic and dispensing no more than 0.25 gallon per metering cycle. Confirm that specified faucets comply.
Plumbing Fixture Schedule on sheet PE601 indicates a hydromechanical grease interceptor with 40 lb grease capacity and 4 fixtures (which is maximum allowed) connected to it. However, City of Tucson amendment to the 2012 UPC requires that all floor sinks, pre-rinse or pre-wash sinks, 2 or 3 compartment sinks, meat prep sink, mop sinks, food prep sinks, dishwasher, and food waste disposal units be connected to the grease trap. It appears that this requirement has not been achieved and a full grease interceptor rather than a hydromechanical grease interceptor is required. However, please contact Pima County Regional Wastewater Reclamation Department (RWRD), Industrial Wastewater, for direction. A valid Industrial Wastewater Discharge Permit issued by RWRD may eliminate the need to comply with these requirements.
