Reviewer: Chris Anderson SHEET s2.0: 1. Plan 1/S1.0 should be labeled "roof framing plan". Detail markers 202 and 203 appear to be reversed. SHEET as8.0 1. Detail 2/as8.0 (101/s3.0) indicates a new exterior wall set on an existing concrete slab and the only barrier to prevent water from entering the building is a sealed joint between bottom of EIFS and slab. Because of this the moisture barrier behind the insulation board has no way of draining. Most EIFS systems require a 2" separation between bottom of EIFS and paved areas; and although this new addition could be located far enough under the existing walkway that no driven rain will reach it, perhaps not - especially if the existing slab is sloped such that ponding could occur in this location. Use detail 6/as8.0 (102/s3.0) at all new exterior EIFS walls. 2. There are many existing large exposed pipes running through this area under the existing walkway. Will any penetrate the new EIFS exterior wall system? Is so, provide penetration detail(s). |
