08/12/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change NOTE: TWO COMPLETE SETS OF DRAWINGS ARE REQUIRED TO BE SUBMITTED FOR APPROVAL.

1. The professional seals on the submitted drawings do not include the date signed and do not include the expiration date for the registration. [Initial comment: Section R4-30-304 of the Rules of the Arizona State Board of Technical Registration, states that in addition to signing the seal, the registrant shall include the date the document was sealed and that a notation shall be placed beneath the seal, written, typed, or electronically generated, that provides the day, month, and year of the expiration of current registration. (Effective March 8, 2008).]
2. Keynote #3, P1.1 calls for a hub drain to be located inside of the base cabinet for sink S-4. [Initial comment: Verify that indirect waste receptors will not be installed in inaccessible or unventilated spaces (e.g. cupboards, storerooms, or closets). Indirect waste receptors shall have ready access. Reference: Section 802.3, IPC 2012.]

2. You are correct, a COMcheck envelope compliance certificate was submitted by the shell architect. You should obtain a copy of the document and evaluate how it affects your design since it requires the installation of high efficiency HVAC units. If you wish to select a different option for compliance with Section C406, IECC 2012, submit a revised COMcheck envelope compliance certificate that shows your choice for the additional efficiency requirement. [Initial comment: The portion of the building shell being modified in this activity does not appear to have been conditioned. Section C101.4.5, IECC 2012 requires the space to be brought into full compliance with the current energy code. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.]
3. See the previous comment. [Initial comment: Show how one of the "Additional Efficiency Package Options" (C406, IECC 2012) is to be accomplished. Reference: Section C401.2, IECC 2012.]
4. Provide the revised heating/cooling calculations. [Initial comment: Revise the heating and cooling load calculations, using the exterior design conditions shown in Section 302.2, IECC 2012, as modified by the City of Tucson.]
5. Include this auto-start capability in the thermostat specifications. [Initial comment: Verify that the specified HVAC systems are provided with controls that are capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy. Reference: Section C403.2.4.3.3, IECC 2012.]
6. Verify that the roof drain terminates into an area that will absorb the condensate without surface runoff. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson. [Initial comment: Show the size, routing, and termination of the condensate drains from the rooftop AC units. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.]
