PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FOUNDATION PLANS:

1. Show the drainage trench (keynote #12 sheet A7) on sheet S1, R301.1.

FLOOR PLANS:

1. Designate windows with tempered glass within 24" of doorways, R308.4.
2. Show the location of tempered glass when less than 60" from the pool, R308.4.5.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground (R317.1 item 5). The weep screed requires a minimum clearance of 4" above grade or 2" above paved areas, R703.6.2.1. Update detail #2/D1.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. Update sheet A6 & A7.

PLUMBING PLANS:

1. Show all drainage fixtures with connection to the public sewer system, P2602.1. The gray water drain should be connected to the building drain within 3' of the foundation.
2. Show a two-way cleanout at the building exterior, P3005.2.
3. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). A 209,000 BTU system with a total developed length of 90' requires a 1-1/4" main pipe size and a 1" pipe for the range/fireplace branch. Also, update the total demand shown on P1 to 209K BTU.

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections.

ELECTRICAL PLANS:

1. Show illumination and switching for the exterior stairway, R303.7.
2. Show a single locking GFCI receptacle located 6 to 10 feet from the water edge for pump motors, E4203.
3. Show receptacles located a minimum 6 and within 20 feet from the water edge with GFCI protection, E4203.
4. Show pool area lights and fans located not less than 7.5 feet from the water with GFCI protection, E4203.
