This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Provide legible notation (minimum 3/32" lettering). Clarify (enlarge) the plumbing keynote symbols on sheet S-1. SITE PLAN: 1. Indicate the location of utility meters, water line from property line to building, and septic tank, R106.1.1. The site plan shows a sewer line to the street and plumbing keynote #4 indicates a septic tank. Clarify the actual condition. STRUCTURAL PLANS: 1. Show the required joist/rafter bearing contact to supporting members, R502.6 & R802.6. A ridge board may not serve as a beam or load bearing ledger. Clarify the ridge line with a detail following prescriptive IRC requirements, or provide a registered Arizona engineer design analysis. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38, N1102.1. PLUMBING PLANS: 1. Show plumbing vent sizes (VTR) within acceptable distances from traps, P3105.1. (1 ½"-6', 2"-8', 3"-12'). 2. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. ELECTRICAL PLANS: 1. Provide an GFCI protected exterior outlet at grade level located at the front of the dwelling, E3901.7, E3902.3. 2. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12. Update note #2 with "bedroom" limitation. 3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
