This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the service lines for verifying correct sizes and necessary upgrades. FLOOR PLANS: 1. Show sleeping rooms with R310 compliant egress, R310. An individual window #7 requires a minimum net clear opening dimension of 20" wide and 5 SF opening. An individual window #10 or 13 requires a minimum net clear opening area of 5.7 SF and maximum 44" height above finished floor. 2. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom and located in a hallway or readily accessible space, R807.1. SECTIONS - DETAILS: 1. Show a roof ventilation plan with a minimum 1" air space between the insulation and roof sheathing, R806. And show attic vent openings effectively sized for the attic area per R806.2. Or provide condensation control with an air-impermeable rigid insulation material tight to the roof sheathing with a minimum R-5 value, R806.5. The total insulation value may be achieved with foam (spray/board) and batt layers. Clarify detail #7/D-1. 2. Calculate and show the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Reference attic vent openings on Section #1/A-3 or on sheet A-4. PLUMBING PLANS: 1. Provide a gas (1,000 BTUh = 1 CFH) conversion coordinated with Southwest Gas. Update the gas demand schedule. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Show a smoke alarm on each story of the dwelling including the basement, R314.3.3.
