This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Show compliance with termite treatment, R318.2. FLOOR PLANS: 1. Show compliance with R310 providing egress from bedrooms by providing the size and opening style. STRUCTURAL PLANS: 1. Provide beam sizes at the existing roof for supporting structural loading, R301.1. The 2 x 6's are undersized. SECTIONS - DETAILS: 1. Detail and notate all masonry wall lateral reinforcement (rebar size and spacing), R606.9. Provide joint reinforcement and bond beams within masonry walls, R606.11. 2. Specify all ledgers connected to masonry walls with 3x material, Figure R606.11(1). 3. Show spacing of ½" ledger anchor bolts @ 1'-9", R606.11. PLUMBING PLANS: 1. Show an individual vent diameter (clothes washer) not less than one-half the required drain diameter, but not less than 1-1/4", P3113. MECHANICAL PLANS: 1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. 2. Verify if the existing bathroom has an exhaust fan, R303.3 and M1507.4. ELECTRICAL PLANS: 1. Show Bathroom receptacle on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4. 2. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. 3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
