This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Indicate the direction of slope for the garage slab, R309.1. SECTIONS - DETAILS: 1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R317.1 item 5. PLUMBING PLANS: 1. Show a plumbing code recognized by the City of Tucson, 2012 IRC. Update the notation at the first note. 2. Show hot water pipe with minimum R-3 insulation, N1103.4.2. MECHANICAL PLANS: 1. Ducts serving a dwelling may not have openings into the garage, R302.5.2. Show separate HVAC systems and resize the dwelling system on the manual J report. 2. Provide (an HVAC system with) whole-house mechanical ventilation with continuous or a minimum controlled intermittent airflow rate, R303.4 & M1507.3. Show a source of outside supply air or continuous exhaust fan function. 3. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.2.1. All other ducts outside of the thermal envelope require R-6 insulation. 4. Show bathroom exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1507.4. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Show the location of the service panel on the Electrical Plan, E3404.12. 3. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3901.12. 4. Show all garage receptacle outlets with GFCI protection, E3902.2. Include the ceiling receptacle on circuit #22. 5. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3. 6. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. 7. Specify high-efficacy lamps for at least 75% of all lighting fixtures, N1104.1. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and walls R=13. Show the maximum "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
