THIS IS CLEARLY A RESTAURANT (AS INDICATED ON SHEET CVR UNDER GENERAL BUILDING INFORMATION) AND SHOULD BE CLASSIFIED AS AN A-2.
2. PREVIOUS COMMENT 2; ALLOWABLE FLOOR AREA: THE ALLOWABLE SF FOR AN A-2 OCCUPANCY TYPE IS 6000 SF PER THE IBC TABLE 503. THEREFORE, THE ALLOWABLE SF WITH THE AUTOMATIC SPRINKLER INCREASE IS 24,000 SF. PLEASE REVISE.
3. PREVIOUS COMMENT 3; BUILDING LIMITATIONS: IF YOU ARE NOT TRYING TO MODIFY THE ENTIRE DEVELOPMENT WITH A SPRINKLER SYSTEM IN THIS TENANT SPACE, THERE ARE TWO LIMITATIONS THAT MUST BE CONSIDERED. IF THE ENTIRE BUILDING IS NON-SEPARATED (SEE IBC SECTION 508.3), THE ALLOWABLE BUILDING AREA AND HEIGHT SHALL BE BASED ON THE MOST RESTRICTIVE ALLOWANCES FOR ALL OCCUPANCY GROUPS IN THE BUILDING. IF A RESTAURANT MOVED INTO ONE OF THE SPACES AND DID NOT SPRINKLER THAT SPACE, THE ALLOWABLE AREA FOR THE ENTIRE BUILDING WOULD BE 6000 SF, WHICH WOULD NOT WORK. IF THE ENTIRE BUILDING NEEDED TO BE SEPARATED, TABLE 508.4 WOULD BRING FIRE RESISTANCE RATED WALLS (BARRIERS) INTO PLAY. YOUR RESTAURANT IS REQUIRED TO BE SPRINKLERED BY THE IBC SECTION 903.2.1.2(2). IF YOU ARE NOT GOING TO INCREASE THE ALLOWABLE HEIGHT (STORIES) FOR YOUR SPRINKLER SYSTEM, THE ALLOWABLE FLOOR AREA SHOULD ALSO NOT BE INCREASED ON THE DRAWINGS. YOU CAN LEAVE THOSE REQUIREMENTS (HEIGHT/STORIES) AS THEY ARE CURRENTLY SHOWN.
