Zoning has reviewed the building plans but cannot approve them at this time. List on the cover sheet the zoning use classification, Commercial Land Use Group "Animal Service" per the PDSD Zoning Administrator letter of Non-conforming. Since the use is not allowed outright there are no use specifics standards that are applicable other than any conditions of the non-conforming laid by Russlyn Wells. Comment 2. After discussing the project with the Interim Building Official Clayton Trevillyan, it was decided to include an HPZ folder due to the extent of the proposed demolition of the existing building. While the property is not zoned historic the building is greater than 50 years old and at a minimum a minor HPZ review would be required. Please contact Jonathan Mabry (837-6968) or Michael Taku (837-4963) for additional information on the type of review that may be required. If a HPZ review is done by Jonathan or Michael, list the case number on the cover sheet. Comment 3. Clarify if the demo permit application T16BU00645 is still active and how does it affect this project. Comment 4. Zoning will review the building plans on the next submittal and verify that the zoning review comments have been addressed and that any additional or applicable review and approval process has been completed. Demonstrate energy code compliance for the revisions to the building envelope using calculations based on the current code (i.e. revise the envelope compliance certificate: this is an alteration, not new construction).
