SUMMARY: Engineering Division of Planning and Development Services Department has received and reviewed the proposed Development Plan Package. The following items need to be addressed:
1) Per AM 2-06.4.3 please add the case numbers (DP16-0063 and T16CM02572).
2) Per UDC 7.4.6D1 the 90 degree parking requires a 24 foot wide PAAL per Table 7.4.6-1 and Figure 7.4.6-A. The current layout only provides for a 14.5 foot PAAL. Please update parking layout accordingly. It may be necessary to push the parking and 6" depressed landscaping further to the north to provide the required 24' wide PAAL for 90 degree parking. Alternatively, the parking could be angled at a 45 degree angle and a narrower one-way PAAL could be provided.
3) Per UDC 7.4.6H1 please provide barriers around the parking/pavement areas to prevent vehicles from damaging/driving onto unimproved portions of the site (see keynote 18) or extending beyond the property lines (ie turning onto or off of South Russell Avenue at a location other than the paved access point). These barriers should reflect the need to maintain existing drainage flows from the south that are currently conveyed onto this property.
4) Per AM 2-06.4.8D show 16" Cast Iron water line within 6th Avenue.
5) Per AM 2-06.4.9H1 please show the existing drainage patterns and structures from the adjacent properties.
6) Per AM 2-06.4.8H2 please show show and label the sight visibility triangles.
7) Per AM 2-06.4.9H4 please indicate if existing streets are public or private and dimension the distances between curbs, sidewalk and utility locations.
8) Per AM 2-06.4.9T please show refuse collection area such that it does not conflict with the existing street light as called out by keynote 12. Per TSM 8-01.6.2C there is a 25' minimum height clearance that would be difficult to comply with adjacent to the existing street light.
9) Per AM 2-06.4.9W please show the location of any proposed signs such as one way only or exit only signs should the parking be placed at a 45 degree angle instead of at a 90 degree angle to narrow the PAAL width requirement.
10) Per TSM 10-01.3.2C please provide curb returns at the access points between the PAAL and the streets with a minimum 25' radius. Please note that South 6th Avenue is classified as a collector Street.
11) Per TSM 10-01.3.2F please show wheelchair ramps at all curb returns.

04/29/2016 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Section R4-30-304 of the Rules of the Arizona State Board of Technical Registration, states that the outer circle of the registrant's seal shall be 1-1/2" in diameter, +/- 1/16". See Appendix A of the Rules of the Arizona State Board of Technical Registration for further information regarding seals.
2. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.
3. Show how the requirements of Section C406, IECC 2012 (Additional Efficiency Package Options) are to be fulfilled. Reference: Section C401.2, IECC 2012.
4. Provide operating and maintenance access space for the rooftop equipment in accordance with the manufacturer's installation instructions. Reference: Sections 304.1 and 306.1, IMC 2012.
5. Verify that the parapet height within ten feet of each item of the rooftop equipment is at least 42" above the walking surface of the roof or provide guards for the equipment per Section 304.11, IMC 2012.
6. Show the size, routing, and termination of the evaporative cooler drains. Reference: Section 307.2.1, IMC 2012 as amended by the City of Tucson.
7. Provide sufficient heat for the building to maintain a minimum temperature of 68 F on a design heating day (32 F). Provide heating load calculations that justify the capacities of the heating equipment specified for the project. Reference: Sections 309.1 and 312.1, IMC 2012 and Sections C403.2.1 and C403.2.2, IECC 2012.
8. Provide calculations to show how ventilation will be provided for the occupied spaces. Reference: Section 401.2, IMC 2012.
9. Revise the sequence of operation for the restroom exhaust fan so that all of the air supplied to the restroom will be exhausted. Coordinate with the electrical design. Reference: Section 403.2.1 (4), IMC 2012.
10. Provide structural calculations to show that the Type I hood is supported from the building structure in accordance with Section 507.6, IMC 2012 (the hood hanging weight plus the weight of personnel working in or on the hood). Reference: Section 302.1, IMC 2012.

04/29/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. The 2012 International Plumbing Code has been adopted by the City of Tucson. The use of the 2012 Uniform Plumbing Code is allowed provided an appeal to the building official is filed. There is no charge for this appeal. This review has been made using the 2012 IPC.
2. Provide plumbing plans for the new work, including water isometrics and waste and vent isometrics. Reference: Section 107.2.1, IBC 2012.
3. Provide fixture descriptions for all plumbing fixtures. Reference: Section 402, IPC 2012 and Section 107.2.1, IBC 2012.
4. Provide an automatic faucet for the lavatory, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the automatic faucet will operate for a minimum time of 10-seconds. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.
5. Provide the specifications and listing information for the proposed water heater. Reference: Sections 303.2 and 501.5, IPC 2012 and Section 107.2.1, IBC 2012.
6. Show the size and route of the T&P relief pipe from the water heater. Reference: Section 504, IPC 2012.
7. Provide a detail of the water heater installation, including the excess pressure relief, expansion tank, and valves. Reference: Sections 503, 504, 606.1, and 607.3, IPC 2012.
8. If the specified water heater is not supplied with integral heat traps, provide heat traps on the supply and discharge piping. Reference: Section C404.4, IECC 2012.
9. If the specified water heater is not supplied with integral heat traps, provide 0.5" of insulation with a maximum conductivity of 0.27 BTU per inch/h F on the first 8 feet of supply and discharge piping. Reference: Section C404.5, IECC 2012.
10. Provide tempered water for the restroom lavatory using an approved device conforming to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2012.
11. Clarify the size of the water service pipe to the building. The plumbing plan and the site plan show a 1" water service but the calculations indicate a ¾" water service. At 15 GPM, a ¾" Type M copper pipe has a water velocity greater than 8 feet per second. Reference: Sections 303.2 and 604.3, IPC 2012.
12. Revise the water distribution system design criteria to provide a pressure drop of 12 PSI for the specified reduced pressure zone assembly as presented by Febco, the manufacturer. Reference: Section 604.1, IPC 2012.
13. Provide a full-open valve for the water service at the building entrance. Reference: Section 606.1(2), IPC 2012.
14. Provide pressure-absorbing devices for the water connections to appliances equipped with quick-acting or solenoid valves. The pressure-absorbing devices shall conform to ASSE 1010; an air chamber is not acceptable. Reference: Section 604.9, IPC 2012.
15. Appliances (e.g. soda dispensers, ice makers, etc) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC 2012 require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012.
16. Provide a water supply for the evaporative coolers. Reference: Section 107.2.1, IBC 2012.
17. Water supply connections to beverage dispensers shall be protected with backflow preventers conforming to ASSE 1022. Reference: Section 608.16.1, IPC 2012.
18. Show cleanouts for all horizontal drains on the plans; the cleanouts shall be sized per Section 708.7, IPC 2012 and shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.1 and 708.5, IPC 2012.
19. Show the location of all cleanouts for the building sewer; the cleanouts shall not be located greater than 100-feet apart, measured from the upstream entrance of the cleanout. Reference: Section 708.3.1, IPC 2012.
20. Provide the rim elevation of the next upstream sanitary manhole and the first floor elevation. Determine the need for a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.
21. Provide separate indirect waste pipes for each compartment of the 3-compartment sink to protect against cross-contamination or fouling. Reference: Sections 801.2 and 802.1.8, IPC 2012.
22. Show that each trap and trapped fixture has been vented in accordance with one of the methods shown in the IPC. Reference: Section 901.2.1, IPC 2012.
23. Verify that all horizontal vents forming branch vents, relief vents, or loop vents are located at least 6" above the flood rim of the highest fixture served. Reference: Section 905.5, IPC 2012.
24. Provide protection of the trap seals for all floor drains subject to infrequent use. Reference: Section 1002.4, IPC 2012.
25. Provide specifications for the proposed hydromechanical grease interceptor. The minimum capacity for a hydromechanical grease interceptor shall be 25 GPM and 50-pounds of grease storage. Provide a detail showing how it is to be installed. Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
26. Hand sinks in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, "HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED." Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
27. Show how the flow control device is to be installed and subsequently accessed for maintenance below the floor level and in accordance with the manufacturer's instructions. Reference: Section 1003.4.2, IPC 2012.
28. Provide roof drainage and hydraulic scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3" per hour. Provide overflow protection for the roof. Reference: Sections 1106.1, 1106.4, and 1108, IPC 2012.
29. Provide a complete diagram of the natural gas distribution system showing the all of the loads, the developed length from each load to the gas meter, and the layout of the distribution piping. (Note: the maximum developed length of the natural gas distribution piping is not 1,011-feet, as stated on sheet 6.) Reference: Section 107.2.1, IBC 2012.
30. Verify the required gas pressure for each appliance; Southwest Gas provides natural gas at 7" WG, 2 PSIG, and 5 PSIG. Appliances needing gas service at 7" WG or greater will require a gas meter that delivers at least 2 PSIG gas into a regulator located after the meter set. Reference: Section 402.1, IFGC 2012.
31. Specify the materials to be used for the gas piping; PVC is not an approved material for gas piping. Reference: Section 403.1, IFGC 2012.
32. If the manufacturer does not incorporate a sediment trap within the gas-fired equipment, provide a sediment trap downstream of the appliance shut off valve, as close to the equipment as possible. Reference: Section 408.4, IFGC 2012.
33. Specify the type of venting system and the venting materials to be used for the proposed water heater. Reference: Section 503.1, IFGC 2012.
