The required vent for a combination waste and vent system must rise at least 6" above the highest flood rim of the fixtures it serves prior to offsetting and running horizontally (Section 915.2.2, IPC 2012). A 3" pipe connecting to a building drain is limited to 31 drainage fixture units;(Table 915.3, IPC 2012). [Third comment: The waste and vent drawings are incomplete; review the food service drawings and provide direct drain connections for C13 and C15 in room B102C, K6 and K13 in room B137, and P3 and P4 in room B104; provide a floor sink in room B102C (shown in detail 3/FS402). Flat vents are shown in rooms B126 and A172. No vents are shown for the waste piping in rooms B134 - B137. In room B124 a fixture drain from an automatic clothes washer is shown connecting to a 2" horizontal drain (see Section 406.2, IPC 2012).] [Second comment: Complete the waste and vent isometric: the drawing shows numerous fixtures or fittings not connected to any pipes and numerous discontinuous pipes. Revise the design of the combination waste and vent systems located in B104 and B126 to eliminate the dry vents that appears to be offsetting horizontally prior to rising 6" above the floor rim of the highest fixture being vented (Section 915.2.2, IPC 2012).] [Initial comment: Complete the plumbing plans and the waste and vent isometrics. Reference: Section 107.2.1, IBC 2012.]
2. Clarify the head used for calculating the size of the scuppers. Using the Francis formula with 2" of head, the maximum area a 6" wide scupper can handle is 47.5 GPM (about 1531 square feet). [Third comment: Provide roof drainage and hydraulic scupper size calculations based on the 100-year hourly rainfall rate for Tucson, 3" per hour; the rainfall calculation shown in the comment response letter is for a rainfall rate of 1" per hour. The "worst case scenario" for the area served by the scuppers appears to be much greater than 2684 square feet (not including vertical walls): there are two roof areas of approximately 3200 square feet not including vertical walls. The rain water from the scuppers that discharge over the canopy roofs will have to be added to the calculations for the required minimum size of the gutters. The only gutters that are dimensioned are for the shade canopy west of building C and none of the downspouts appear to be dimensioned. The collector boxes and downspouts for the scuppers that do not discharge over the shade canopies are not dimensioned. The scuppers that are visible in the building elevations appear to be circular and will require special calculations to determine their capacity. No provision has been made for secondary drainage.] [Second comment: Based on the architectural building sections, the main roof is surrounded by parapets and there are no gutters except for the shade canopies. While General Note A on sheet AR101 calls for all water to flow towards roof drains, the intent appears to utilize scuppers through the parapet to drain the water. No dimensions are provided for the scuppers and it appears that no provision has been made for overflow protection. Provide hydraulic calculations for the scuppers; show the effective roof area served by each scupper and show how overflow protection is to be provided. Provide the dimensions of the gutters and downspouts for the canopies.] [Initial comment: Provide roof drainage calculations and plans. Provide overflow protection for the roof. 3. The submitted civil utility drawing (8 of 30) was last revised on 5/25/2016 and does not show the location of the required backwater valve. [Third comment: No backwater valves have been shown on the civil plans.] [Initial comment: The rim elevation (2485.57') of the next upstream sanitary manhole from the building sewer with the gravity grease interceptor is higher than the first floor elevation (2485.30'). Provide a backwater valve per Section 715.1, IPC 2012, as amended by the City of Tucson.]
