03/22/2016 MARTIN BROWN FIRE REVIEW Approved Please provide additional details regarding size of CO2
tank(s). If system contains 100 pounds or more of CO2, specific requirements apply, including details involving ventilation, piping, and detection/alarms. I have included a fire department Standard Operating Guideline with your plans. Please review and address on plans, along with a response letter.
03/22/2016 ROBERT SHERRY WATER REVIEW Reqs Change Clarify the size of the water meter proposed for this activity. The site plan on sheet P1.1 calls out a 2" meter and 2" backflow preventer but the water calculations on the same sheet refer to a 1-1/2" water meter and backflow preventer. (There is an existing 1-1/2" water service line near the northeast corner of the property but no meter. Also the water pressure range for that address is 46 to 53 PSI, not 60 PSI: confirm this with Tucson Water.)
03/25/2016 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Verify that the specified proximity faucets for the lavatories dispense a maximum of 0.25 gallons per metering cycle but will operate for a minimum time of 10-seconds for accessibility. Reference: Section 416.6, IPC 2012, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-03.
2. Appliances (e.g. production counter, packing station, chubb warmer) to be directly connected to the water supply system that do not have listed, integral backflow preventers or integral air gaps conforming to Section 608.13.1, IPC 2012 require backflow prevention. Specify the type of backflow prevention device required for each water connection. Reference: Sections 608.1 and 608.3, IPC 2012.
3. Replot the waste and vent plans and isometrics so the line types are discernable. Reference: Section 107.2.1, IBC 2012.
4. Provide a cleanout at the junction of the building drain and the building sewer. An approved 2-way cleanout fitting is allowed to be used at the junction of a building drain and a building sewer; otherwise, cleanouts shall open to allow cleaning in the direction of flow. Reference: Sections 708.3.5 and 708.5, IPC 2012.
5. Provide cleanouts sized for the nominal size of pipes that they serve up to 4-inches (it appears that two floor cleanouts are labeled as being 3" but serving 4" drains). Reference: Section 708.7, IPC 2012.
6. Clarify the relationship of the floor drain located in the service aisle and the floor sink located in the directly south of the floor drain (i.e. what is the intended venting configuration).
7. Clarify what appears to be an indirect drain from the chicken crate vat (E30.84) and if it is, explain why it is not being directed to the grease waste drain. Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
8. Hand sinks in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, "HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED." Reference: Section 1003.3, IPC 2012, as amended by the City of Tucson.
9. Revise the sizing calculations for the gravity grease interceptor per Section 1003.3, IPC 2012, as amended by the City of Tucson. Over-sizing a gravity grease interceptor can cause odor issues.
10. Clarify the connected loads or input ratings for the water heaters; the manufacturer's maximum input for the specified water heaters is 199 MBH, not 180 MBH. (Note also that the units are not electric as suggested by the schedule on sheet P1.1.) State the minimum gas pressure required for each appliance by the appliance manufacturer. Reference: Section 402.1, IFGC 2012.
11. Revise the location of the sediment trap in details 3/P4.0 and 10/P4.0 to be downstream of the appliance shut off valve, as close to the equipment as possible. Reference: Section 408.4, IFGC 2012.
12. Provide additional details regarding the size of the proposed CO2 system. If the system contains 100 pounds or more of CO2, specific requirements apply, including details involving ventilation, piping, and detection/alarms. I have included a fire department Standard Operating Guideline with your plans. Please review and address on plans, along with a response letter.
04/05/2016 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide energy code compliance calculations for the building envelope; use the climate zone for Tucson. Provide sufficient detail on the drawings to evaluate the energy compliance of the building envelope. The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation and the SHGC for the fenestration. Reference: Sections C103.2 and C401.2, International Energy Conservation Code 2012.
2. Provide heating and cooling load calculations that justify the capacities of the heating and cooling equipment specified for the project. Reference: Sections C403.2.1 and C403.2.2, IECC 2012, and Section 312.1, IMC 2012.
3. Verify that the specified HVAC systems are provided with controls that are capable of automatically adjusting the start time of the HVAC equipment in order to bring the interior conditions to the desired temperature at the start of occupancy. Reference: Section C403.2.4.3.3, IECC 2012.
4. Clarify why the outside air flow rates for the heat pumps have different values on the equipment schedule and the air balance schedule. Reference: Section 107.2.1, IBC 2012.
5. Show that the hood installation complies with Section 507.9, IMC 2012 for clearances (i.e. 18" clearance from combustible supports).
6. Revise keynote 8 on sheet M2.0 to call for smoke detectors to be installed in the return air duct, upstream of any outside air connections, as shown on the mechanical plan. Reference: Section 606.2.1, IMC 2012.
04/05/2016 PAUL BAUGHMAN ENGINEERING REVIEW Reqs Change Site plan on sheet SD1 does not match approved site plan for DP15-0213. Please make corrections to show water harvesting area and correct parking layout. Also show removal of wall on east side of parcel as part of the Floodplain encroachment mitigation requirement.
04/07/2016 DAN SANTA CRUZ ELECTRICAL-COMMERCIAL REVIEW Reqs Change Please provide complete compliance with the Tucson/Pima County Outdoor Lighting Code.
