Twinkling Starr Drive T16CM01414 Building Plan (1st Review) TRANSMITTAL DATE: June 8, 2016 1. The building plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. 2. Based on Sheet a4.0 east - addition elevation there appears to be a wall height of 40' to ground floor plus 6" to grade for a total of 40'-6". Per UDC TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, Nonres Use to Res Zone the required perimeter yard is based on 1 ½ times the height of the exterior wall. That said based on a wall height of 40-6" the required perimeter yard setback to the east property line is 60'-9" not the 43'-11 setback based on the 29'-3" height shown the development package. 3. The development package sheets provided in the building set either need to be the signed approved development package sheets, marked as for reference or removed from the building plan. 4. Until the above comments have been addressed and all other PDSD review agencies have approved the building plans zoning cannot approve.
