PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2012 International Residential Code and 2012 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Update the plans to clearly show the scope of work for the proposed permit, R106.1.1. Either remove details for the Garage/Studio or X-out and label with "Deleted" notation.
2. Deleting the Garage from the remodel project will require a change of the electrical service panel location shown on T1.1 and E1.1.

FLOOR PLANS:

1. Show compliance for bathroom layout minimum distances Figure R307.1. The rest rooms shown on A1.1 do not have the 15" clearance from the water closet center line to adjacent surfaces.

SECTIONS - DETAILS:

1. Show the minimum 12" footing depth below the undisturbed ground surface, R403.1. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground R317.1 item 5. Update detail #3/S2.1 that currently shows 1'-3" rather than the minimum 1'-6".
2. Show a garage frame wall supported with a foundation stem for achieving the 6" clearance between framing and ground (R317.1 item 5) or show a ramp at the vehicle door opening.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing (closed cell spray or rigid board tight to the roof sheathing), R806.5. This condensation control provision is necessary for code compliance, and may be a single layer of air-impermeable insulation, or layered with batt insulation for achieving the total required roof R-value. Update section #5/A2.1.

PLUMBING PLANS:

1. Provide sheet MP1.1 that is referenced at the Holdrite outdoor water heater notation, R301.1.
2. Show an individual water heater for each building, P2801.1.
3. Clarify the supply water pipe diameter and the point of connection of the new cold water line to existing service pipes for the studio, P2903.7.
4. Show an individual accessible water supply shut off for each building, P2903.9.1.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.9.
2. Provide demand calculations in accordance with Manual J/S/D standards for any new systems, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections.

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms be in compliance.
2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm on each side of the bedroom doors in the immediate vicinity. Show a smoke alarm on each story of the dwelling, R314.3.3.
3. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3.
4. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
5. Show all garage 120 volt receptacle outlets 15 & 20 AMP with GFCI protection, E3902.2.
6. Not all circuits require arc-fault breakers. Protect all interior 15A & 20A proposed outlets (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.12.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
